Job summary

Coastal Ridge Real Estate seeks a Property Manager for a student housing community in Lawrence, KS. You’ll lead daily operations, drive rent collection, leasing, and resident satisfaction while achieving NOI goals under the guidance of the Regional Manager.

You’ll mentor a property team, manage vendor relationships, and ensure compliance with local laws. This on-site role requires strong leadership, strategic thinking, and hands-on oversight of property performance.

Qualifications

• High school diploma or equivalent required.
• Bachelor’s degree in Property Management, Business or related field preferred.
• 3–7 years of progressive experience in a student housing property management role, with at least one year as a Property Manager preferred.
• Experience with property management systems such as Entrata, Onesite, or Yieldstar preferred.
• Proficiency in Microsoft Excel, including formulas, sorting, and filtering data.

Responsibilities

• Lead the overall operations of the student housing community and achieve financial and operational goals.
• Drive leasing production including administration, marketing, and market knowledge to maximize occupancy and rental income.
• Oversee rent collection, manage delinquencies, and ensure compliance with landlord and resident laws.
• Mentor and develop a high-performing team, training and addressing performance concerns.
• Recruit, hire, and develop staff while maintaining alignment with company policies and goals.
• Deliver superior service to residents by monitoring service requests and maintaining property aesthetics.
