Job summary

PeakMade Real Estate is seeking a Property Manager to lead our Atlanta-based student housing property. You will drive occupancy, NOI and profitability while managing a high-performing on-site team to deliver a world-class living experience for residents.

As the onsite leader, you will oversee leasing, operations, budgeting and risk management, using creative leasing strategies to maximize income. Regular onsite presence and strong communication are essential to success.

Qualifications

• High school diploma or equivalent; college degree preferred.
• 4+ years in property management.
• 2 years campus student housing management preferred.
• Ability to analyze monthly financial statements and develop yearly operating budgets/forecasts.
• Excellent verbal and written communication.
• Experience with property management software; Entrata preferred.
• Regular onsite presence as full-time in the office.

Responsibilities

• Recruit, train, coach and develop onsite staff; conduct performance reviews and disciplinary actions.
• Direct Turn process per company policies.
• Maintain knowledge of property and market conditions; ensure leasing staff are informed.
• Show, lease, and move-in prospective residents; maximize rental income.
• Develop and execute sales and marketing plans to meet occupancy goals and budgets.
• Prepare budgets/forecasts and report operational data to Regional Manager.
• Monitor rent collections and ensure compliance with landlord/resident statutes.
• Manage resident retention and service-request follow-ups; ensure timely maintenance responses.
• Complete required reports and monthly inspections; manage risk and liabilities.
