Job summary

The University of Louisville’s Department of University Housing and the Resident Experience (UHRE) seeks a Manager, Student Housing (Quality Assurance and Summer Operations) to lead QA, asset management, room-turns, and summer programming across the housing portfolio. This position supervises two full-time staff and drives systems and processes to maintain safe, high-quality student housing.

Qualifications

• Bachelor’s degree in a related field plus 4 years of relevant experience or an equivalent combination of education and experience.
• Preferred: Master’s degree in higher education, student affairs, business administration, hospitality, operations management, or related field.
• Experience using StarRez, Monday.com, AssetPlanner, Microsoft Office, or related software systems.
• Demonstrated success in project management and balancing needs of multiple stakeholder groups.
• Experience serving in an on-call capacity and responding to emergencies/crises.
• Proven record of improving service quality, operational efficiency, revenue performance, or customer satisfaction.

Responsibilities

• Serves as primary administrator of asset management software, ensuring work orders, asset conditions, costs, expenditures, and documentation are managed.
• Develops and executes audits/inspections of custodial, maintenance, repair, remodeling, room-turn, and contracted services.
• Generates reports for strategic planning, inventory lifecycle management, service-level monitoring, and revenue/expense analysis.
• Reviews and approves requests for financial compensation related to service recovery per policy.
• Directs UHRE’s summer camps and conferences program and aims to raise revenue 20% annually for 5 years.
• Works with communications to develop and implement marketing and recruitment campaigns.
• Administers contracts and group billing; manages prepayments, refunds, charges, balances, and invoices with finance staff.
• Addresses client and guest inquiries, emergencies, and service requests to maintain safety and high-quality guest experience.
• Administers work control systems and oversees lifecycle of maintenance, custodial, and facility service requests.
• Supervises the Work Control Coordinator and coordinates with maintenance teams, Physical Plant, contractors, and vendors.
• Oversees fall/winter/summer room turns, ensuring documentation and regulatory compliance and coordinating schedules and resources.
• Participates in Division initiatives such as orientation and Welcome Week.
• Performs other duties and special projects as assigned.
