Job summary

College Town Communities in Columbia, SC is seeking a reliable Maintenance Technician to keep our student housing safe, functional, and comfortable. You will handle day-to-day work orders, perform preventative maintenance, and prepare units for new residents.

Qualifications

• High school diploma or equivalent required.
• Trade school certification in HVAC, electrical, or building maintenance technology preferred.
• Minimum of 2 years in residential property maintenance, facility operations, or student housing.
• Ability to lift up to 50 lbs and work outdoors in varying weather conditions.

Responsibilities

• Turn operations and unit prep during move-in/move-out seasons (painting, drywall, appliance fixes, lock changes, amenity resets).
• Diagnose and resolve routine and emergency repairs, including basic plumbing, electrical, HVAC, appliance repair, and carpentry.
• Interact professionally with student residents and parents, maintaining clear communication and high customer satisfaction.
• Execute regularly scheduled preventative maintenance for buildings, grounds, shared amenities, and mechanical systems.
• Assist with monitoring exterior contractors and vendors on larger projects.
• Maintain records of tools, repair parts, and supplies; notify management when reordering is required.
• Conduct routine property walkthroughs to identify safety hazards and code compliance issues.
