Job summary

Mountaineer Ridge, a brand-new student housing community in Boone, NC, is managed by Appalachian Real Estate Development Corporation and is on track with August 2027 leasing. This role leads a multi-staff team and reports to the general manager to ensure a safe, welcoming environment for residents.

You will direct leasing activities, supervise staff, and build strong university connections to support outreach and marketing while maintaining high occupancy and resident satisfaction.

Qualifications

• 2+ years in property management, preferably student housing.
• Strong leasing and customer service mindset.
• Experience with property management software.

Responsibilities

• Oversee day-to-day operations of an 847-bed student housing community.
• Lead leasing activities to maintain high occupancy.
• Supervise on-site staff including leasing consultants and maintenance team.
• Foster positive resident relations and resolve conflicts promptly.
• Coordinate resident events and engagement programs with the university.
• Monitor budget, process invoices, and prepare financial reports.
• Enforce lease policies and conduct move-in/out inspections.
• Collaborate with university contacts on outreach and marketing.

About the Role:

Appalachian Real Estate Development Corporation is seeking a dynamic, organized Student Housing Community Manager to lead App State's brand-new off-campus student apartment community. This is an exciting opportunity to make a real impact on the student living experience while managing a brand-new community with leases beginning in August 2027. You will lead a team of maintenance technicians, a leasing manager, and student ambassadors, and you will report directly to the general manager.

Responsibilities:

• Oversee day-to-day operations of an 847-bed student housing apartment community, ensuring a safe and welcoming environment
• Manage leasing activities including leasing goals, tours, applications, lease signings, and renewals to maintain high occupancy rates
• Supervise, train, and support on-site staff including leasing consultants and maintenance team members
• Build and maintain positive relationships with residents, addressing concerns and resolving conflicts in a timely manner
• Coordinate resident events and community engagement programs to foster a strong sense of community that's connected to the university
• Monitor property budget, process invoices, and prepare financial reports for ownership
• Enforce community policies and lease compliance, including move-in/move-out inspections
• Collaborate with local university contacts to support student outreach and marketing efforts

Requirements:

• 2+ years of property management experience, required in student housing or multifamily residential
• Strong leasing and customer service skills with a resident-first mindset
• Experience with property management software (AppFolio or similar)
• Excellent communication, conflict resolution, and organizational skills
• Ability to lead and motivate a team in a fast-paced environment
• Familiarity with Fair Housing laws and landlord-tenant regulations
• Bachelor's degree in Business, Real Estate, or related field preferred
