Job summary

University Highlands Student Apartments and Mountaineer Ridge in Boone, NC are seeking an experienced Maintenance Supervisor to lead our on-site maintenance operations, perform hands-on repairs, and ensure residents enjoy a well‑maintained, safe living environment.

You will report to the Service and General Managers, supervise a team of technicians, prioritize work orders, coordinate with vendors, and uphold safety, codes, and standards across HVAC, plumbing, electrical, and carpentry.

Qualifications

• 3+ years of maintenance experience in residential property management or apartment communities
• 1+ year of supervisory or team lead experience preferred
• Working knowledge of HVAC, plumbing, electrical, and general building systems
• HVAC EPA 608 Certification preferred
• Strong organizational and communication skills with a team-first attitude
• Ability to lift up to 50 lbs and perform physical tasks in varying weather conditions
• Valid driver's license and reliable transportation required

Responsibilities

• Report directly to the Service and General Managers of the properties
• Supervise and schedule a team of maintenance technicians to ensure efficient daily operations
• Perform and oversee repairs in HVAC, plumbing, electrical, carpentry, and appliance maintenance
• Manage and prioritize work orders using property management software to ensure timely completion
• Conduct routine property inspections to identify and address maintenance needs proactively
• Coordinate with vendors and contractors for specialized repairs and capital improvement projects
• Ensure compliance with safety regulations, building codes, and company maintenance standards
• Manage maintenance inventory, order supplies, and control departmental expenses
• Respond to after‑hours emergency maintenance calls as needed
