Job summary

GMH Communities is seeking an Assistant General Manager for their Lexington, KY property. The role focuses on delivering exceptional customer service, resident retention, and smooth daily operations while supporting the General Manager.

The AGM will step in when the GM is unavailable, oversee leasing initiatives, and coordinate with marketing and property staff to maximize occupancy and financial performance.

Qualifications

• 2–3 years’ experience in student housing or similar environment.
• 2 years in a management role with a proven track record.
• Experience with Yardi or Entrata systems.
• Strong financial, organizational, analytical and decision-making skills.
• Strong internet, Microsoft Office, and spreadsheet skills.
• Knowledge of social media and online presence.
• Maintain professionalism and foster positive resident relationships.

Responsibilities

• Maintain positive resident relations through outstanding service.
• Participate in daily property operations and leasing events.
• Collaborate with marketing to drive leasing and marketing initiatives.
• Attend weekly team meetings and resident retention activities.
• Manage service requests and follow-ups with system processes.
• Oversee resident database, accounts receivable/payable knowledge.
• Provide administrative support: phone, reports, filing, correspondence.
• Ensure leases and contracts are filed and maintained properly.
