Job summary

Nuveen is seeking an Associate, Self-Storage Asset Management to help maximize the value of its U.S. self-storage portfolio through active support of managing, leasing, renovations and expansions, and recapitalization/dispositions.

The role requires self-storage experience and Argus proficiency, collaboration with operating partners, and strong financial analysis and budgeting capabilities to drive returns across core, core-plus, value-add and development assets.

Qualifications

• 2+ years of commercial real estate experience.
• Experience with self-storage preferred.
• Argus experience is required.
• Bachelor's degree in Business, Finance, Real Estate, Accounting, or related field preferred.

Responsibilities

• Help manage an existing and growing portfolio of self-storage real estate assets across core, core-plus, value-add and development.
• Engage with operating partners to maximize performance of investments.
• Assist in annual and capital budgeting, monitor performance vs budgets.
• Conduct financial analysis and modeling to assess current and projected performance.
• Support capital planning and asset dispositions/recapitalization activities.
• Identify opportunities for conversions to climate/temperature controlled storage and expansions.
• Prepare quarterly valuations and data for fund requirements.
• Assist transactions in underwriting, due diligence, and onboarding of new assets.
