The role involves budgeting, pro forma analysis, and collaboration with engineers, planners, contractors, city representatives, and JV partners to drive project success in a growth-focused division.

Qualifications

• 5+ years of experience in residential land development with entitlement, due diligence, budgeting, and lot delivery.
• Bachelor's degree in engineering, finance, real estate or related field preferred.
• Financially attuned with proformas and spreadsheets and the ability to turn data into insights.
• Proficient in Microsoft Office and CAD; able to adapt to various tools and systems.
• Detail-oriented and analytical; able to interpret civil and architectural plans with accuracy.
• Flexible and willing to travel and stay engaged where work happens.

Responsibilities

• Manage the development of residential lots in new communities.
• Participate in due diligence review, underwriting, and approvals for land acquisitions.
• Oversee outside parties (engineers, planners, contractors, city reps, JV partners) to achieve objectives.
• Collaborate with VP of Land and Land Acquisition Managers to assess feasibility of potential land purchases.
• Prepare budget reviews and proformas; project financial outcomes under various scenarios.
• Produce proforma and budget projections and maintain projections quarterly.
• Manage development of active projects from acquisition to lot delivery.
• Oversee fee developers and JV partners on outside-developed projects.
• Support Land Acquisition with strategic thinking and pre-planning during planning phases.
• Review and approve development-related invoices monthly.
