Job summary

NorthPoint Development LLC is seeking a Development Manager to lead site feasibility, entitlement and coordination with consultants in a fast-paced environment in Kansas City, MO. This role emphasizes zoning, approvals, budgets, and cross-functional collaboration.

Ideal candidate has a Civil Engineering/Real Estate background with 5+ years of relevant experience, strong PM and communication skills, and the ability to travel as needed across project sites.

Qualifications

• Bachelor's degree or equivalent experience in Civil Engineering, Construction Management, or Real Estate.
• 5+ years of experience in a relevant position.
• Deep understanding of the land entitlement process, including zoning, subdivision, due diligence, plan development, and infrastructure coordination.
• Strong project management skills with the ability to manage multiple complex projects simultaneously, prioritize tasks, and meet deadlines.
• Excellent verbal and written communication skills.
• Energetic, resourceful, hands-on with logical and creative problem solving.

Responsibilities

• Conduct comprehensive site feasibility and due diligence, including test fits, title/survey review, environmental reports, geotechnical studies, and identification of development constraints.
• Lead the entitlement process from start to finish, including zoning changes, platting, securing permits and approvals, and maintaining schedules and budgets for pre-development and entitlement phases.
• Manage and coordinate external consultants (civil engineers, architects, land use attorneys, environmental specialists) to ensure timely, high-quality applications and reports.
• Perform reviews of civil engineering plans, drainage reports, traffic studies, and other deliverables for regulatory compliance and project objectives.
• Represent NorthPoint in public hearings and meetings before planning commissions, city councils, and other governmental bodies.
• Bid, negotiate, and administer contracts and change orders for project vendors; coordinate external project teams to deliver on schedule and within budget.
• Work across intercompany departments (leasing, finance, property management, accounting, shared services) to support project delivery.
• Manage and communicate project financial sources and uses from cradle to grave (predevelopment budgets, pro formas, partnerships, closings).
• Develop and maintain development schedules, milestones, and budgets; provide reporting to stakeholders.
• Provide timely feedback to leasing teams to support RFP responses and tenant pursuits.
