Job summary

NorthPoint Development in Kansas City is seeking a Development Manager, Site Selection & Predevelopment to drive site evaluation, entitlement strategy, and power planning for data center projects. This in-person role collaborates with utilities, planners, and internal teams to advance opportunities from screening through permitting.

You have 5+ years in land entitlement or predevelopment and a relevant degree. Travel as needed; competitive compensation and comprehensive benefits offered.

Qualifications

• Bachelor's degree or equivalent experience in Civil Engineering, Construction Management, Real Estate, or a related field.
• 5+ years of experience in land entitlement, site selection, or predevelopment, ideally with data center, industrial, or utility-scale infrastructure experience.

Responsibilities

• Lead site selection and market evaluation strategy for data center opportunities.
• Develop and support the entitlement and power strategies for each site, coordinating with authorities and utilities.
• Represent the company in public hearings and maintain predevelopment schedules and budgets.
• Build and refine site evaluation frameworks and scoring criteria for cross-market comparisons.
• Maintain proformas including land costs, predevelopment budgets, and return assumptions.
