NorthPoint Development is hiring a Development Manager for Site Selection & Predevelopment in Kansas City, in-person. You will lead site selection, evaluate feasibility, and manage entitlements and power strategies.

The role requires strong financial modeling, project leadership, and ability to navigate regulatory processes. Ideal candidates have 5+ years in land entitlement or predevelopment for large infra projects, and excellent communication skills for presentations to public bodies and

Qualifications

• Bachelor's degree or equivalent experience in Civil Engineering, Construction Management, Real Estate, or related field.
• 5+ years of land entitlement, site selection, or predevelopment experience, preferably with data center, industrial, or utility-scale infra.
• Strong knowledge of power/utility infrastructure — transmission, substations, interconnection processes.
• Deep understanding of land entitlement process including zoning and permits.
• Comfort building and interrogating financial models and proformas.
• Strong project management and multi-site coordination skills.
• Excellent verbal and written communication, including public presentations.

Responsibilities

• Lead site selection and market evaluation strategy for data center opportunities.
• Evaluate sites for feasibility using test fits, title/survey review, environmental reports, and constraints.
• Assess power availability, capacity, and interconnection timelines; coordinate with utilities.
• Create repeatable site evaluation frameworks and scoring criteria for comparing opportunities across markets.
• Develop entitlement strategies (zoning, platting, permitting) for each site.
• Build power strategies and coordinate with utilities and consultants.
• Represent the company in public hearings and with authorities as needed.
• Maintain predevelopment schedules and budgets; track milestone progress.
• Build and maintain detailed proformas for sites including land costs and budgets.
