Job summary

NorthPoint Development LLC in Kansas City, MO is seeking a Development Manager to lead feasibility, entitlement, and coordination with external consultants across multiple disciplines. You will drive zoning changes, permitting, budgets, and schedules to deliver projects on time and within budgets.

The role requires 5+ years of experience, strong communication, and the ability to collaborate across leasing, finance, and engineering teams. In‑office, on‑site position with competitive benefits.

Qualifications

• Bachelor's degree or equivalent in Civil Engineering, Construction Management, or Real Estate.
• PE license is an asset but not required.
• 5+ years of experience in a relevant role.
• Deep understanding of land entitlement, zoning, subdivision, due diligence, plan development and infrastructure coordination.
• Strong project management with ability to handle multiple complex projects and meet deadlines.
• Excellent verbal and written communication skills.

Responsibilities

• Conduct site feasibility and due diligence, including test fits, title/survey review, environmental reports, geotechnical studies, and development constraints.
• Lead entitlement from start to finish: zoning changes, platting, permits, approvals, with detailed schedules and budgets.
• Coordinate external consultants to ensure timely, high‑quality applications and reports.
• Review civil engineering plans, drainage, traffic studies to ensure regulatory compliance.
• Represent NorthPoint in public hearings and meetings before planning commissions and city councils.
• Bid, negotiate, and administer contracts with vendors; manage external project team for on‑time, on‑budget delivery.
• Collaborate across leasing, finance, property management, accounting and shared service teams.
• Manage project finances from predevelopment budgets to debt closings; update stakeholders.
• Maintain development schedules, milestones, and budgets; provide clear reporting.
• Support leasing team with timely feedback for RFPs and tenant pursuits; monitor markets and broker relations.
