Job summary

NorthPoint Development LLC is seeking a Development Manager, Site Selection & Predevelopment for our Kansas City office. This in-person role focuses on site selection, feasibility studies, and predevelopment work for data-center scale projects.

You will lead market evaluations, manage entitlements and power strategies, and coordinate with utilities, planners, and internal teams to deliver timely opportunities across markets.

Qualifications

• Bachelor's degree or equivalent experience in Civil Engineering, Construction Management, Real Estate, or related field.
• 5+ years in land entitlement, site selection, or predevelopment, ideally with data center, industrial, or utility-scale infra.
• Strong knowledge of power/utility infrastructure and interconnection processes.
• Deep understanding of land entitlement including zoning, subdivision, due diligence, and coordination.
• Comfort building and interrogating financial models and proformas.
• Strong project management skills with ability to manage multiple sites/markets and deadlines.
• Excellent verbal and written communication, including presenting to public bodies.
• Willingness to travel as required.

Responsibilities

• Lead site selection and market evaluation strategy for data center opportunities.
• Evaluate site feasibility including tests, environmental reports, and constraints.
• Assess power availability and coordinate with utilities for energization timelines.
• Develop entitlements strategy with zoning, platting, and permitting pathways.
• Maintain predevelopment schedules and budgets with milestones.
• Build proformas for land cost and returns.
• Ensure end-user requirements and flexibility planning for future needs.
• Represent company in public hearings and with stakeholders.
