Job summary

Advance Auto Parts, Inc. is seeking a Senior Real Estate Development Manager to drive growth, optimize the portfolio, and manage real estate costs across the assigned territory.

You will identify opportunities and coordinate with field operations to align strategy with on-the-ground execution. Expect 75% travel as you evaluate markets, negotiate LOIs with owners, engage brokers and developers, and collaborate with operations, construction, and legal teams to deliver site development from ground

Qualifications

• 5-7 years of market or real estate development experience for a retail organization.
• Strong negotiation, communication, and relationship-building skills.
• Proficiency in real estate systems (Lucernex) and Microsoft Office.
• Ability to travel frequently and work independently in a fast-paced environment.
• Demonstrated attention to detail with high accuracy.
• Strong real estate financial background with ability to understand a P&L and related metrics (sq ft, cap rates, commissions).
• Experience collaborating cross-functionally to achieve shared goals.

Responsibilities

• Market Travel & Site Evaluation: Travel extensively to target markets to evaluate potential sites and opportunities.
• Strategic Planning & Feedback: Collaborate with Real Estate Analytics to refine market roadmaps.
• Broker & Developer Engagement: Build relationships with brokers and developers, coordinate tours and LOIs.
• Cross-Functional Collaboration: Align with Operations, Construction, and Legal on feasibility and execution.
• Site Identification & Negotiation: Source properties and lead LOI negotiations with owners.
• Administrative & System Management: Maintain records in Lucernex and manage development docs.
• Project Oversight: Oversee site plans and prepare site packages for Real Estate Committee.
• Handoff & Relationship Management: Transition sites to Construction and maintain broker/landlord relations.
