Advance Auto Parts, Inc. seeks a Real Estate Asset Manager to lead the Property Management Team and optimize a portfolio across roughly 3,600 store locations.

You will protect asset value through strategic property management, lease compliance, landlord accountability, and disposition execution, partnering with Operations, Legal, Finance, Lease Administration, Facilities, and leadership. This role includes managing a closed-store portfolio (about 100 locations), coordinating with third-party

Qualifications

• Experience leading real estate, asset management, or lease administration teams.
• Experience interpreting complex lease agreements and real estate contracts, with ability to identify risks and opportunities.
• Strong analytical and financial skills with portfolio performance assessment.
• Proven ability to mitigate financial and operational risk in real estate portfolios.
• Experience collaborating across Real Estate, Legal, Finance, and Operations.

Responsibilities

• Hold landlords accountable for maintenance and repair obligations under leases.
• Process waivers, easements, rights-of-entry, and other real estate agreements.
• Support asset management strategies via lease administration and portfolio oversight.
• Conduct comprehensive lease analysis to identify opportunities and compliance concerns.
• Oversee code violation resolution and landlord compliance activities.
• Coordinate landlord-performed work with store personnel and internal partners.
• Partner with Lease Administration to manage reimbursements, abatements, and disputes.
• Manage lease defaults and cure periods within deadlines.
• Maintain portfolio reporting and performance metrics.
• Develop process improvements to enhance efficiency and reduce risk.
