Job summary

3i is seeking a Senior Estimator / Preconstruction Manager to lead estimating and preconstruction activities for construction projects in Dallas, TX. You will develop accurate cost estimates, craft bid strategies, and guide preconstruction from concept through award.

The role requires strategic thinking, collaboration with clients, architects, and subcontractors, and the ability to manage multiple pursuits while delivering profitable results for our clients.

Qualifications

• 10+ years of construction estimating or cost control experience, including significant field experience.
• Bachelor's degree in Construction Management, Engineering, or a related field preferred.
• Proven ability to manage multiple bids and pursuits simultaneously.
• Strong knowledge of construction drawings, specifications, and project delivery methods.
• Experience with conceptual, detailed, and self-perform estimating.

Responsibilities

• Prepare detailed cost estimates, quantity takeoffs, and pricing for labor, materials, and equipment.
• Analyze drawings, specifications, and project documentation to develop accurate project budgets.
• Develop conceptual, schematic, and detailed estimates throughout the design process.
• Prepare bid qualifications, assumptions, and scope clarifications.
• Perform cost comparisons and reconcile estimates with previous project data.
• Monitor estimated costs versus actual costs during project execution.
• Lead subcontractor solicitation process, identify bidders, issue invitations, and evaluate proposals.
• Lead scope review meetings with subcontractors and develop comprehensive bid strategies.
• Expand and maintain a network of subcontractors and trade partners.
• Support minority subcontractor and supplier participation to meet goals.
• Identify project risks and develop strategies to mitigate them during bidding.
• Assist in preparing preliminary project schedules.
• Conduct site visits to evaluate conditions and constructability challenges.
• Review bid documents and support contract and risk management during bidding.
