Job summary

Omninet Capital is seeking an experienced Asset Manager to drive performance across a multifamily portfolio in Dallas. You will own asset business plans, budgets, revenue strategies, and NOI targets while collaborating with Acquisitions, Finance, and onsite teams.

You will lead pricing, concessions, and market-driven decisions, leveraging data to optimize occupancy and long-term asset value. 25% travel may be required.

Qualifications

• 5–10 years of progressive experience in multifamily asset management or related real estate roles.
• Proven track record owning budgets, business plans, and NOI performance across assets.
• Familiarity with multifamily revenue management platforms and property systems.
• Strong knowledge of leasing economics, occupancy management, and capital planning.
• Advanced Excel and financial modeling; Power BI or similar tools preferred.
• Experience with AI/automation tools and data-driven decision making.
• Ability to travel up to 25% of the time.

Responsibilities

• Own asset-level financial models, dashboards, forecasts, and investor reporting.
• Monitor occupancy, rents, renewals, concessions, expenses, and NOI growth.
• Lead monthly asset performance reviews, budget variance analysis, and reforecasts.
• Direct pricing, concessions, and revenue strategy by property and unit type.
• Identify value-add opportunities, renovations, and ancillary income.
• Coach regional managers and onsite teams on budgets and execution.
• Leverage AI/analytics to improve forecasting and decision making.
• Collaborate with acquisitions and operations on underwriting and capex.
