Job summary

Greystar in Charleston, SC is seeking a Leasing Marketing Manager to oversee community marketing, print and internet advertising, sales activities, leasing staff, and related resources to hit revenue, occupancy, and retention goals.

The role requires hands-on leadership of on-site teams, development of pricing strategies and promos, coordination with maintenance, and driving lease conversions through proactive outreach and streamlined processes.

Responsibilities

• Directs community marketing, advertising and sales activities to achieve revenue and occupancy goals; ensures an adequate inventory of ready apartments, sets rent pricing and concessions, and monitors daily leasing activities.
• Keeps informed about market and competitor conditions; develops short- and long-term marketing plans, pricing strategies, concessions and leasing incentives to boost traffic and leases.
• Develops print and internet advertising strategies; uses technology to promote the community and communicates with prospects; uses property management software to generate leasing reports.
• Coordinates with maintenance to meet appearance and safety standards; inspects ready units for marketability; creates mini-models and uses merchandising to promote units to prospects.
• Leads leasing process by generating traffic, leasing apartments, qualifying prospects, preparing leases, and completing move-in procedures.
• Reviews financial and traffic reports, analyzes performance, and presents marketing/ leasing results to clients and owners.
• Oversees the lease renewal program, including communications and move-out support as needed.
• Responds to resident and owner concerns promptly and professionally; documents requests and directs them to appropriate teams.
• Supervises leasing staff through interviewing, hiring, training, and performance management in line with company policies.
