Job summary

Lennar is seeking a Land Purchasing Manager to oversee the contracting of land development vendors, review civil plans, and ensure adherence to Lennar standards in SC. The role emphasizes heavy civil estimating, budgeting, and strong vendor relationships in a fast-paced homebuilding environment.

Ideal candidates have 3+ years in land development or estimating, a civil engineering mindset, and proficiency with JD Edwards and takeoff tools.

Qualifications

• High School Diploma or equivalent required, college degree in civil engineering preferred.
• Minimum 3 years in raw land development, civil engineering, value engineering, or estimating; offsite purchasing experience highly preferred.
• Experience with infrastructure, developing scopes, grading, environmental is highly preferred.
• Superior analytical and communication skills.
• Significant knowledge of the residential development and homebuilding industry is highly preferred.
• Sound financial management knowledge and project management skills.
• Sound negotiating and influencing skills.
• Experience with JD Edwards accounting systems and Build Pro payment and scheduling software highly preferred.
• Experience with on-screen takeoff applications (Bluebeam or Planswift).
• Valid driver’s license and a good driving record.
• Ability to read and interpret blueprints and civil engineering plans.

Responsibilities

• Review civil construction drawings and ensure they meet Lennar standards.
• Work with Project Managers to keep development budgets current and accurate.
• Oversee bidding to secure best price, quality, and performance.
• Issue contracts and work orders and ensure proper budgeting.
• Track contracts and work orders against development budgets.
• Assist in forecasting expenditures for cash flow modeling.
• Monitor macro trends in materials and suppliers; adjust plans accordingly.
• Manage vendor relationships to build effective partnerships.
• Provide purchasing information (bid documents, forecasts, specs, contracts) to other departments.
