Job summary

M/I Homes is seeking a senior land acquisition professional to lead the development of residential subdivisions. You will negotiate with sellers, structure complex land deals, and coordinate with finance, legal, and operations to align with the company’s growth strategy.

Travel is required to evaluate markets, develop relationships with brokers, and finalize underwriting files through closing. A Bachelor's degree and 5–10 years in land acquisition are expected, with strong negotiation,

Qualifications

• Bachelor's degree in a related field with 5–10 years of land acquisition experience.
• Strong negotiation, analytical, and communication skills.
• Willingness to travel as required.

Responsibilities

• Lead and develop land acquisition managers and drive the land acquisition process for subdivision development.
• Assist in negotiations with sellers, brokers, developers, and other stakeholders.
• Structure purchase agreements, options, takedowns, phased acquisitions, and other structures.
• Collaborate with Land Development, Finance, Sales, Construction, Operations, Marketing, Legal, and Executives.
• Analyze markets for acquisitions within profitability and feasibility criteria.
• Prepare underwriting files for LAF submissions and approvals.
• Maintain property contact lists and develop builder/developer contacts in markets.
• Assist due diligence and recommend acquisition actions aligned with policy.
• Negotiate price and contracts and support closing documents and approvals.
• Identify entitlement requirements and assist in the entitlement process.
• Identify deal risks and develop mitigation strategies.
• Monitor inventory of excess lots for sale to builders and developers.
• Manage land closing processes with outside counsel and title reps.
