Job summary

M/I Homes, Inc. is seeking a Land Acquisition Manager in Indianapolis to lead the acquisition and development of land for residential subdivisions.

You will coordinate with corporate staff and drive the long-term land strategy, ensuring timely access to suitable land and alignment with financial objectives. Responsibilities include negotiating with sellers, structuring complex transactions, and guiding due diligence through closing.

Qualifications

• Bachelor's degree (B.A. or B.S.) and 5–10 years related experience in land acquisition.
• Knowledge of home building industry and development.

Responsibilities

• Lead and develop land acquisition managers to drive the acquisition process for subdivisions.
• Assist in negotiations with sellers, brokers, developers, and other stakeholders.
• Structure purchase agreements, options, takedowns, phased acquisitions, joint ventures, and other structures.
• Partner with Land Development, Finance, Sales, Construction, Operations, Marketing, Legal, and Exec Leadership.
• Analyze markets for acquisitions within profitability ranges and feasibility criteria.
• Prepare underwriting files for LAF submissions with VP of land and VP of finance.
• Maintain property contact listings and builder/developer contacts for available lots.
• Assist due diligence and recommend actions aligned with company guidelines.
• Negotiate price and contracts; support closing documents and approvals.
• Assess entitlement requirements and municipal approvals for proposed development.
• Identify deal risks and develop mitigation strategies.
• Monitor inventory of excess lots for sale to other builders.
• Manage land closing with outside counsel and title reps.
• Assist with special projects as required.
