Middleburg Communities seeks an accomplished Community Asset Manager to optimize asset performance, lead leasing, and deliver hospitality-level resident service. You will drive revenue, manage budgets, oversee capital plans, and mentor a high-performing on-site team across a luxury leasing program.

Qualifications

• Bachelor’s degree required.
• 3+ years of multi-family property management experience.
• Strong grasp of asset operations, budgeting, and financial reporting.
• Sales and leasing expertise with an occupancy track record.
• Exceptional written and verbal communication skills.
• Technologically proficient with RealPage OneSite, Knock, Excel, and digital marketing platforms.
• Working knowledge of landlord-tenant law, Fair Housing, and eviction processes.
• Experience in new construction communities.

Responsibilities

• Drive NOI targets through rent growth, lease-up pacing, and expense control.
• Develop and execute annual business plans and budgets; forecast revenue, expenses, and capital needs.
• Interpret financial reports and initiate corrective actions as needed.
• Oversee accounts receivable, collections, rent posting, and deposits.
• Identify opportunities for revenue optimization and reduce vacancy loss.
• Manage capital expenditure plans and ROI-driven enhancements to common areas.
• Evaluate vendor contracts with an asset-management lens.
• Collaborate with construction and Service Manager to ensure readiness of inventory.
• Lead on-site sales and leasing activities to achieve lease-up goals.
• Coach the leasing team and monitor metrics to improve conversion.
• Collaborate with marketing to target outreach and digital campaigns.
• Monitor traffic, closing ratios, and customer journey; adjust tactics.
• Engage with key prospects and corporate clients to secure leases.
• Deliver a hospitality-forward resident experience and elevate amenity programming.
• Recruit, onboard, and develop a high-performance team; conduct evaluations.
