Job summary

Middleburg Communities seeks a Community Asset Manager to optimize NOI, lead leasing, and deliver a hospitality‑driven resident experience at our Huntersville, NC community. You will manage budgets, vendor relations, and capital projects while coaching a high‑performing on-site team.

Expect strong leadership, financial acumen, and proven multi‑family experience; responsibilities include revenue optimization, risk management, and ensuring luxury standards.

Qualifications

• Bachelor’s degree in a related field.
• 3+ years of multi-family property management experience.
• Strong grasp of asset operations, budgeting, and capital planning.
• Sales and leasing expertise with occupancy targets.
• Excellent written and verbal communication skills.
• Proficiency with RealPage OneSite, Knock, Excel, and digital marketing.
• Working knowledge of Fair Housing and eviction processes.
• Experience in new construction communities.

Responsibilities

• Drive NOI targets through rent growth, lease-up pacing, and expense control.
• Forecast revenue, expenses, and capital needs; develop annual business plans.
• Interpret P&L, variance, delinquency, and occupancy reports; take corrective actions.
• Oversee AR, collections, rent posting, and security deposit administration.
• Identify revenue opportunities and manage capital expenditures.
• Collaborate with construction and Service Manager on inventory readiness.
• Lead on-site sales and leasing to meet aggressive goals.
• Coach leasing teams and monitor performance metrics.
• Engage with corporate clients to secure leases and maintain visibility.
• Deliver hospitality-forward resident experiences and events.
