Job summary

Liberty Personnel Services, Inc. seeks a senior project manager for commercial HVAC construction in Laurel, MD. You will lead projects from scoping through completion, coordinating teams, budgets and schedules while ensuring safety and quality.

You will manage client relationships, present technical solutions to owners and architects, and drive preconstruction efforts including estimating and value engineering.

Responsibilities

• Lead commercial HVAC construction projects from award to completion.

• Develop commercial HVAC solutions involving equipment, controls, and related mechanical systems.
• Lead project scoping, conceptual development, engineering analysis, and system validation.
• Prepare and present technical solutions to clients, owners, architects, engineers, and other stakeholders.
• Lead preconstruction activities, including estimating, cost studies, value engineering, scheduling, constructability reviews, site logistics, and cash-flow projections.
• Manage competitive bid processes, including subcontractor solicitations, bid document distribution, bid coverage, and proposal preparation.
• Lead commercial HVAC construction projects from project award through completion.
• Serve as the primary senior-level contact for clients throughout the project lifecycle.
• Manage project schedules, budgets, financial performance, deliverables, and documentation.
• Coordinate project teams, subcontractors, vendors, and other stakeholders.
• Monitor project performance and ensure work is completed safely, accurately, on schedule, and within budget.
• Identify and resolve project issues with clients, subcontractors, and third parties.
• Lead project closeout activities, including punch lists, warranty documentation, and as-built drawings.

Client Relations & Business Development

• Develop and maintain strong relationships with existing and prospective clients, architects, engineers, and industry partners.
• Support business development initiatives and participate in strategic project pursuit teams.

Qualifications

• 5+ years of experience in commercial construction, preferably with a general contractor or construction management firm.
• Strong hands-on knowledge of commercial HVAC systems, equipment, temperature controls, and process control systems.
• Demonstrate experience managing multiple construction projects and project teams.
• Strong background in project management, estimating, scheduling, budgeting, cost control, negotiations, field supervision, and financial reporting.
• Proven ability to lead, mentor, coach, and develop team members.
• Strong understanding of construction plans, specifications, and contract documents.
• Experience with subcontractor solicitation, scope development, negotiations, awards, and management.
• Understanding of construction scheduling logic and constraints.
• Knowledge of AIA contract documents, including Cost Plus, GMP, and Design-Build contracts.
• Experience with construction management software; Timberline and Procore experience is preferred.
