Job summary

AAON, Inc. seeks a Manager, Facility Operations to oversee cleanliness, safety, and readiness across AAON’s multi-building manufacturing and office campuses. You will supervise maintenance, custodial teams, and space planning to support high‑volume HVAC production.

Responsibilities include coordinating vendors, budgeting, implementing improvements, and ensuring regulatory compliance. Strong leadership, communication, and problem‑solving skills are essential for rapid response to facility issues

Responsibilities

  • Leads daily facility operations across multiple AAON buildings, including manufacturing, warehouse, and office environments.
  • Ensures facilities remain clean, organized, and safe in support of HVAC manufacturing production lines.
  • Oversees general facility maintenance such as structural repairs, interior finishes, grounds upkeep, racking inspections, and overhead door functionality.
  • Plans, coordinates, and executes small facility improvement and renovation projects.
  • Manages custodial services and cleanup teams to maintain production readiness.
  • Conducts regular facility inspections, identifies hazards, and partners with Safety to ensure regulatory compliance.
  • Coordinates external vendors performing non‑mechanical facility services.
  • Supports space planning, layout changes, and furniture moves.
  • Oversees work order intake, prioritization, and completion.
  • Assists in budgeting and cost‑efficient facility operations.
  • Hires, trains, coaches, counsels, and evaluates performance of direct reports.
  • Ability to exercise sound judgment and effective problem solving in routine and unexpected facility situations.
  • Capacity to plan, prioritize, and coordinate multiple tasks and teams.
  • Ability to adapt quickly to changing priorities and respond promptly to facility related issues.
  • Effective verbal and written communication skills for interacting with employees, leadership, and vendors.

Job Description: The Manager, Facility Operations oversees the cleanliness, safety, and operational readiness of AAON’s multi‑building manufacturing and office campuses. This role ensures that all facilities—including production areas, warehouses, grounds, interior spaces, overhead doors, and material‑handling structures—are properly maintained to support AAON’s high‑volume HVAC manufacturing operations.

Primary Duties
  • Leads daily facility operations across multiple AAON buildings, including manufacturing, warehouse, and office environments.
  • Ensures facilities remain clean, organized, and safe in support of HVAC manufacturing production lines.
  • Oversees general facility maintenance such as structural repairs, interior finishes, grounds upkeep, racking inspections, and overhead door functionality.
  • Plans, coordinates, and executes small facility improvement and renovation projects.

Job Requirements
  • Requires a high school diploma or equivalent; 5+ years of experience in facility operations, building maintenance, or custodial/facility services supervision; experience leading teams across multiple buildings in an industrial or manufacturing environment; or any combination of education and experience which would provide an equivalent background.
  • Preferred: Experience supporting high volume manufacturing facilities or large, multi building campuses.
Knowledge, Skills, and Abilities
  • Knowledge of general facility maintenance practices, building systems, and industrial safety standards.
  • Ability to lead and develop teams in a fast paced manufacturing environment.
  • Strong communication and problem solving skills with the ability to resolve facility issues efficiently.
  • Ability to plan, prioritize, and coordinate multiple tasks and competing demands.
  • Ability to adapt quickly to changing operational needs and respond promptly to facility related issues.
Essential Mental and Physical Functions
  • Frequent walking of manufacturing floors.
  • Regular bending, reaching, climbing, and lifting.
  • Effective communication with teams and vendors.
Work Environment
  • Onsite across multiple AAON manufacturing facilities.
  • Exposure to noise, moving machinery, extreme temperatures, and airborne particles.
  • Requires PPE and adherence to AAON safety protocols.
