Job summary

JLL is seeking a Senior Facility Condition Advisor to join our Asset Services team in Albany, NY. The role focuses on conducting facility condition assessments, preparing cost-to-remediate analyses, and supporting long-term asset planning for healthcare and commercial properties.

You will apply ASTM E2018-24 standards, evaluate architectural and MEP systems, and coordinate with internal teams to deliver actionable insights and high-quality facility reports.

Qualifications

• Bachelor's degree in Architecture, Engineering or Construction Management (or related field); non-degreed Assessors must have 10+ years of relevant work experience.
• 10+ years of related experience performing assessments in conformance with ASTM E2018-24.
• Proficiency in the application of engineering and architectural design standards, practices, and techniques.
• Requires a working knowledge of commercial construction codes and their application to existing facilities. Project definition, planning and management experience required.
• Strong written and oral communication skills.
• Ability to walk for long periods (6 to 8 hours/day); and climb ladders, kneel, crouch, or crawl to access difficult spaces or carry up to 50 lbs occasionally.
• Proficient in Microsoft Office Suite.
• U.S. Citizenship required.

What this job involves - JLL has an exceptional opportunity for a Facility Condition Advisor to join our growing Asset Services team. JLL's Asset Service assessment team provides clients with robust physical condition and operational assessments that provide actionable information for long-term asset planning, maximization of value and operational performance. We have extensive experience in asset condition assessments of building enclosures, mechanical, electrical, plumbing, fire and life safety systems on numerous large-scale assignments for healthcare clients, both public and private sector clients, developers, owner occupiers and investors.

Asset Services serves ongoing client demands of strategic planning and infrastructure investment solutions, providing the primary services of facility condition assessments, strategic planning, risk assessments, preventative maintenance planning and asset tagging. Project scopes range from providing solutions for a single existing facility to hundreds of existing facilities. Our Asset Services team utilizes several software applications such as VFA facility developed and maintained by Gordian and Corrigo who was acquired by JLL.

Work as part of a team performing facility evaluations by applying architectural and/or engineering standards, practices, and techniques. The Facility Assessor at this level regularly exercises his/her familiarity of company and project practices and procedures, and is experienced in project mobilization, setup and orientation procedures. The incumbent is viewed as a fully qualified professional with solid experience and technical expertise in performing the duties of either an architectural/civil facility condition assessment assessor or a mechanical, electrical and plumbing assessor. Assessors are responsible for visually evaluating the architectural/MEP building systems, gathering data, and noting any deficient conditions in conformance with ASTM E2018-24 standard.

A Sr. Facility Condition Advisor conducts visual assessments of buildings, systems and assets to determine the current condition, remaining useful life, and cost to replace repair or renew, creating a baseline for capital planning. Physical deficiencies will be documented consistent with the standard's definitions of immediate, short-term, and long-term costs. You will conduct FCAs in conformance with the ASTM E2018-24 baseline process, including coordination of the four components: document review and interviews, walk-through survey, preparation of opinions of costs to remedy physical deficiencies, and preparation of the facility condition report.
