Facility Condition Advisor - JLL

What this job involves:

JLL's JREDD Asset Services team seeks a Facility Condition Advisor to deliver comprehensive facility condition assessments that drive strategic capital planning and asset optimization. In this role, you will conduct visual evaluations of buildings, systems, and assets in strict conformance with ASTM E2018-24 standards, determining current condition, remaining useful life, and costs to replace, repair, or renew. You will provide clients-ranging from healthcare organizations to public and private sector entities-with actionable intelligence that maximizes asset value and operational performance. This position combines technical expertise with field work, requiring you to assess building enclosures, mechanical, electrical, plumbing, fire, and life safety systems across diverse portfolios. Your assessments will form the foundation for long-term infrastructure investment decisions, directly contributing to JLL's mission of shaping the future of real estate.

What your day-to-day will look like:

• Conduct facility condition assessments in conformance with ASTM E2018-24, coordinating document review, stakeholder interviews, walk-through surveys, and cost opinion preparation
• Visually evaluate architectural, civil, mechanical, electrical, and plumbing building systems, documenting deficiencies as immediate, short-term, or long-term remediation needs
• Prepare comprehensive facility condition reports that provide clients with clear, actionable recommendations for capital planning and asset management
• Utilize industry software applications including VFA facility (Gordian), Corrigo, and other assessment tools to document findings and generate deliverables
• Collaborate with multidisciplinary assessment teams, applying architectural and engineering standards, practices, and techniques to project mobilization and execution
• Travel to client sites (up to 75% travel, with some projects requiring 100%), accessing difficult spaces through climbing, crawling, and extended walking periods
• Maintain awareness of commercial construction codes and their application to existing facilities, ensuring assessments meet regulatory and industry standards

Required Qualifications:

• Bachelor's degree in Architecture, Engineering, Construction Management, or related field (non-degreed candidates must possess 10+ years of relevant work experience) or 8 years of experience performing facility condition assessments in conformance with ASTM E2018-24 standards

Preferred Qualifications:

• Experience conducting assessments for healthcare facilities, public sector clients, developers, or institutional investors
• Familiarity with VFA facility software (Gordian), Corrigo, or similar facility management platforms
• Strong written and oral communication skills with ability to present technical findings to diverse audiences
• Proficiency in Microsoft Office Suite (Word, Excel, PowerPoint) for report preparation and data analysis
• Experience with preventative maintenance planning, risk assessments, or asset tagging methodologies
• Professional certifications in architecture, engineering, or facility management disciplines
• Proficiency in engineering and architectural design standards, practices, and techniques, with demonstrated application to existing facilities
• Working knowledge of commercial construction codes and project definition, planning, and management experience

• Valid REAL ID driver's license with no significant MVA points or violations
• US citizenship
• Location: Travel-based (up to 75% travel expected; some projects require 100% travel)
