Job Summary
The Regional Asset Manager is responsiblefor the governance, accuracy, and continuous improvement of MEP asset dataacross their assigned regional portfolio within the Global Integrated Account.Working under the direction of the Regional Engineering Manager and in closecollaboration with the client, this role is the primary point of accountabilityfor asset information quality within the region.
The postholder will embed asset managementprocesses into regional engineering operations, drive adoption of CBRE's assetmanagement tools and platforms by engineering teams and third-party vendors(T1Vs), and provide the asset data foundation that supports regional capitalplanning, maintenance strategy, and compliance reporting to the client.
Key Responsibilities
Asset Data Governance
- Maintain the regional MEP asset register as averified, up-to-date single source of truth, held within the Common DataEnvironment (CDE) and synchronised with the CMMS platform, and SharePoint.
- Conduct and maintain a regional asset maturityassessment, producing a standardised scorecard by country and site tier toprioritise data remediation activity.
- Govern asset data quality across all regionalsites, implementing quality control processes that hold T1V engineering teamsaccountable for data accuracy, completeness, and timeliness.
- Ensure asset information is held in accordancewith global standards for naming conventions, data hierarchies, templates, andO&M documentation, as defined.
- Ensure asset information is always accessible toCBRE stakeholders, independent of individual knowledge or local system access.
Operational Integration
- Embed asset data collection into regionalengineering operations, working with T1V engineering leads and site teams tomake asset validation, condition reporting, and work order data entry routineparts of day-to-day maintenance delivery.
- Drive adoption of the CBRE Asset App by fieldengineers across the region, supporting training, troubleshooting, andcompliance monitoring.
- Ensure planned maintenance work orders in theCMMS platform are accurate, standardised, and a reliable source of assetperformance and maintenance history data.
- Govern the project data handover process for the region, ensuring that major and minor project completions result in timely,complete, and correctly formatted updates to the asset register via GliderBIMand the CDE.
- Support and contribute to the 52 Week Look Aheadplanning process with regional asset condition and maintenance strategy data.
Capital Planning Support
- Provide asset condition, age, and maintenancehistory data to support the regional Facilities Capital Planning (FCP) process,becoming a core contributor to annual capital budget submissions.
- Develop and maintain regional asset datainsights including condition summaries, equipment age profiles, maintenancecost histories, and long-term replacement forecasts.
- Support engineering teams with data-driven inputfor short and long-term capital planning, including identification of high-riskor end-of-life critical MEP plant.
- Maintain regional change control and small workstrackers to ensure the lifecycle integrity of asset information through minorworks and moves.
Systems and Reporting
- Operate and maintain the regional data layerwithin the SAM technology stack, including the CMMS platform, Asset App, PowerBI dashboards, and the Azure SQL asset database.
- Produce regular asset data quality reports forthe Regional leads, tracking adoption rates, data completeness, conditioncoverage, and outstanding remediation actions.
- Support the teams with SLA data management andreporting requirements as directed, ensuring regional data submissions areaccurate, timely, and consistent with agreed procedures.
- Participate in the ongoing CMMS platformtransition, supporting data migration, process redesign, and team training forthe region.
- Contribute to the development and testing of newPower Apps, Power Automate flows, and Power BI reporting enhancements asrequired.
Stakeholder Engagement
- Act as the regional subject matter expert forasset management, providing clear and practical guidance to engineering teams,T1V leads, and project managers on data standards, processes, and tools.
- Build and maintain effective workingrelationships with T1V engineering leads, site engineers, project managers, andregional real estate contacts.
- Represent the SAM programme in regionalengineering governance meetings and contribute to client-facing reporting asdirected by the Manager.
- Support the Asset Managers in preparing regionalinput for governance forums including reviews and engineering risk reporting.
Supervisory Responsibilities
No direct line management responsibility.Provides functional direction and quality oversight to site-level datacollection resources) within the region. Works collaboratively within theglobal SAM team structure, sharing knowledge and best practice with peerRegional Asset Managers in UKI and APAC/MEA. Models behaviors consistent withCBRE values and contributes positively to the development of the wider team.
Required Knowledge And Skills
- Solid working knowledge of MEP engineering assetmanagement, including asset data governance, condition assessment, lifecyclemanagement, and maintenance strategy principles.
- Experience working with CMMS platforms (Maximoor equivalent) in an FM engineering context, including planned maintenanceconfiguration, work order management, and data quality assurance.
- Familiarity with CDE environments, BIMworkflows, and document management systems used in the management of buildingasset data.
- Demonstrated ability to drive process adoptionacross engineering teams and third-party vendors, with a practical andcollaborative approach to change.
- Experience contributing to capital planningprocesses in an FM or real estate context, including the use of asset data tosupport project prioritisation and budget submissions.
- Proficiency in Microsoft Office Suite. Workingknowledge of Power BI for data reporting is desirable. Familiarity with PowerApps or similar low-code platforms is an advantage.
- Strong written and verbal communication skills,with the ability to produce clear data quality reports, asset managementdocumentation, and client-facing summaries.
- Good analytical and problem-solving skills, withthe ability to identify data quality issues, determine root causes, andimplement practical remediation actions.
- Ability to work effectively in a matrixorganisation, managing priorities across multiple stakeholders and siteswithout direct line authority over site teams.
- Knowledge of SLA management and reporting in anFM contractual context is advantageous.
- Experience in investment banking, financialservices, or equivalent critical environment real estate is desirable.
- Some regional travel required to site visits andstakeholder meetings.
Qualifications And Education
- Degree qualified in an Engineering, FacilitiesManagement, Asset Management, or related discipline, or equivalent combinationof education and relevant experience.
- IAM Certificate in Asset Management orequivalent asset management qualification is desirable.
- A minimum of 5 years' relevant experience in FMengineering, asset management, or technical operations, with demonstratedexperience managing asset data across multi-site portfolios.
- Experience with CMMS implementation, migration,or data quality improvement programmes is advantageous.
- Sound knowledge of Health and Safetyrequirements in an FM engineering context. NEBOSH or equivalent desirable.
- Member of a relevant professional institutionsuch such as CIBSE, IAM, IET, or IMechE, or working towards membership.
- Ability to comprehend, analyse, and interprettechnical and business documents. Ability to produce clear written reports andasset management standards documentation.

CBRE carefully considers multiple factors to determine compensation, including a candidate’s education, training, and experience. The minimum salary for the position is $170K per year and the maximum salary for the position is or $200K per year. The compensation that is offered to a successful candidate will depend on the candidate’s skills, qualifications, and experience. Successful candidates will also be eligible for a discretionary bonus based on CBRE’s applicable benefit program.
