Job summary

Revalorize Talent in Austin, TX is seeking a Senior Controller to own the books end-to-end for a growing portfolio of single-family rentals and small multifamily communities. You will handle property and corporate accounting in AppFolio and report directly to the Founder with no intermediary.

Qualifications

• 5+ years of progressive property accounting with full-cycle close ownership.
• Hands-on AppFolio experience with GL, owner statements, trust accounting.
• SFR portfolio accounting experience required.
• Multifamily accounting strongly preferred.
• Sole or lead accountant with no support staff and no manager reviewing behind.
• Strong multi-entity accounting, intercompany transactions, and consolidations.
• Advanced Excel: pivot tables, lookups, large data sets.
• GAAP knowledge applied to real estate; cash-to-accrual conversions.
• Self-directed and proactive, with clear communication to a non-financial founder.
• Bachelor's degree in Accounting or Finance preferred.

Responsibilities

• Full-cycle monthly, quarterly, and annual close across multiple entities/LLCs.
• Journal entries, accruals, prepaids, reconciliations; intercompany activity.
• Bank reconciliations in AppFolio across operating, security deposit, and trust.
• Owner statements, distributions, and management fee calculations.
• Rent roll reconciliation to GL; delinquency and collections reporting.
• AP/AR, vendor setup, and annual 1099 preparation.
• Property tax accruals, escrow analysis, insurance allocations, HOA dues.
• Fixed asset schedules, depreciation, and capex proration.
• Acquisitions/dispositions: GL setup, opening balances, true-ups.
• Corporate books, cash management, payroll coordination, budgets, and variance analysis.
• Year-end package for CPA; lender/investor reporting; establish cadence.

The Role

Our client is hiring a Senior Controller to be the finance function for a growing portfolio of single-family rental homes and small multifamily communities. You will own the books end to end in AppFolio - property level and corporate - and you will report directly to the Founder with no layer in between.

This is a doer's seat, not a manager's. There is no accounting team beneath you and no one to hand the reconciliation to at 6pm on close day. You will do the work yourself, and you will have the founder's ear and real influence over how this function gets built as the portfolio grows.

• Direct line to the Founder. You present the numbers yourself and you are trusted to flag what matters without being asked.
• Builder's mandate. Processes, close calendars, and reporting formats are yours to shape and improve.

What You'll Own - Property Accounting

• Full-cycle monthly, quarterly, and annual close for the portfolio across multiple ownership entities and LLCs
• Journal entries, accruals, prepaids, and account reconciliations, including intercompany activity between property entities and the management company
• Bank reconciliations in AppFolio across operating, security deposit, and trust accounts, with strict adherence to Texas security deposit and trust accounting requirements
• Owner statements, owner distributions and draws, and management fee calculations - accurate and on schedule, every month
• Rent roll to general ledger reconciliation, delinquency and collections reporting, and resolution of resident ledger discrepancies with the property management team
• AP and AR run hands-on, vendor setup and maintenance, and annual 1099 preparation for vendors and owners
• Property tax accruals, escrow analysis, insurance allocations, HOA dues, and mortgage and debt service schedules
• Fixed asset schedules, depreciation, and the capitalization versus repair-and-maintenance determination on turns, renovations, and capital projects
• Accounting onboarding for acquisitions and dispositions: entity and GL setup in AppFolio, opening balances, closing statement entries, and proration true-ups

What You'll Own - Corporate, Cash & Payroll

• Management company and corporate books, including G&A and consolidated reporting to the Founder
• Cash management and banking: cash positioning across entities, funding and transfer decisions, bank relationships, and debt draws
• Payroll processing and coordination with the outside provider, along with related liabilities, accruals, and filings
• Annual budgets, reforecasts, and monthly variance analysis with written commentary the Founder can act on
• The year-end package for the outside CPA, plus lender, investor, and insurance reporting requirements
• Building and documenting the processes, close calendar, and reporting cadence for a function that has never had a dedicated owner

What You Need

• 5+ years of progressive property accounting experience with full-cycle close ownership
• Hands-on AppFolio experience is required. You know the GL, owner statements, trust accounting, and reporting modules well enough to troubleshoot without a support ticket.
• Single-family rental (SFR) portfolio accounting experience is required - scattered-site homes, per-property owner reporting, and high property-count complexity
• Multifamily accounting experience strongly preferred
• Experience as the sole or lead accountant for a company or portfolio - you have carried a close without support staff and without a manager reviewing behind you
• Strong command of multi-entity accounting, intercompany transactions, and consolidations
• Advanced Excel - pivot tables, lookups, and large data sets without complaint
• Working knowledge of GAAP as applied to real estate, and comfort with cash-to-accrual conversions
• Self-directed judgment: you catch your own errors, elevate a variance rather than plug it, and do not wait to be assigned work
• Clear communication with a non-financial founder - you can explain a number in plain language and defend it
• Bachelor's degree in Accounting or Finance preferred; equivalent experience considered

Nice to Have

• Experience with a portfolio in growth mode - acquisitions, entity formation, or a system conversion into AppFolio
• Exposure to Yardi, Entrata, RealPage, or Rent Manager alongside AppFolio
• CPA or CPA candidate
• Texas property tax and escrow experience
