Job summary

CBRE is seeking a SP-Associate in Washington, DC to develop business, market commercial properties, and negotiate leasing, purchase, or sale for clients. This role sits within the Brokerage function handling residential, office, and commercial assets.

Responsibilities include prospecting for new business, presenting market data, guiding negotiations, and coordinating transaction documents. Strong MS Office and analytical skills are required to support client decisions.

Qualifications

  • Bachelor's degree preferred; up to 3 years of relevant experience.
  • Ability to use existing procedures to solve standard problems.
  • Experience analyzing information and making judgments.
  • In-depth knowledge of Microsoft Office products (Word, Excel, Outlook).
  • Organizational skills with an inquisitive mindset.
  • Intermediate math skills for percentages and financial calculations.

Responsibilities

  • Secure new and expanded business opportunities through prospecting, networking, and relationship building.
  • Provide clients with leasing availability, market conditions, and property values.
  • Accompany clients to sites to discuss features, rates, and terms.
  • Assemble property data (tenant surveys, reports, maps).
  • Prepare RFPs and review responses; evaluate data and prepare market reports.
  • Coordinate materials for transactions (listing agreements, leases, sale documents).
  • Assist attorneys in preparing real estate contracts; participate in negotiations and due diligence.
  • Model CBRE RISE values through own work.
  • Work within standardized procedures to meet deadlines.
  • Exchange information clearly and confirm understanding.

About The Role

As a CBRE SP-Associate, you will be responsible for developing business, marketing commercial real estate properties, and negotiating the leasing terms, purchase, or sale of an asset on behalf of clients.

About The Role

As a CBRE SP-Associate, you will be responsible for developing business, marketing commercial real estate properties, and negotiating the leasing terms, purchase, or sale of an asset on behalf of clients. This job is part of the Brokerage job function. They are responsible for the buying, selling, and letting of residential, office, and commercial properties on behalf of clients for occupation.

What You'll Do
  • Secure new and expanded business opportunities through prospecting, networking, relationship building, and selling additional services to the current client base.
  • Provide clients with pertinent information on leasing availability, current market conditions, and property values.
  • Accompany prospective clients to property sites to discuss features, leasing rates, and terms.
  • Assemble property data for such as tenant surveys, summary reports, maps, etc.
  • Prepare RFPs and review responses. Evaluate data and prepare specialized reports on average asking rents, tenants in the market, historical data, and market comparisons.
  • Gather and coordinate materials necessary for transactions such as listing agreements, commission agreements, leases, and sales agreements. Prepare offers, term sheets, and lease amendments.
  • Assist attorneys in preparing real estate contracts. Participate in negotiations and due diligence.
  • Have some knowledge of standard principles with limited practical experience in applying them.
  • Lead by example and model behaviors that are consistent with CBRE RISE values.
  • Impact the quality of own work.
  • Work within standardized procedures and practices to achieve objectives and meet deadlines.
  • Exchange straightforward information, ask questions, and check for understanding.
What You'll Need
  • Bachelor's Degree preferred with up to 3 years of relevant experience. Real Estate License is strongly preferred.
  • Ability to use existing procedures to solve standard problems.
  • Experience with analyzing information and standard practices to make judgments.
  • In-depth knowledge of Microsoft Office products. Examples include Word, Excel, Outlook, etc.
  • Organizational skills with a strong inquisitive mindset.
  • Intermediate math skills. Ability to calculate difficult figures such as percentages, fractions, and other financial-related calculations.
