Qualifications

Responsibilities

  • Hire, train, supervise, and evaluate Skilled Trades staff, ensuring fair treatment.
  • Plan staffing and assign schedules across shifts.
  • Oversee daily operation and maintenance of building systems (HVAC, electrical, plumbing, life-safety).
  • Develop and manage preventive maintenance programs.
  • Lead facility renovation projects and supervise contractors.
  • Assist in department budgets and capital planning.
  • Ensure OSHA and gaming regulatory compliance and safety training.

Position Summary

The Skilled Trades Manager is responsible for leading, planning, supervising, and coordinating all Skilled Trades operations for Odawa Casino Resort. This position oversees the maintenance, repair, troubleshooting, and preventive maintenance of all facility systems, including HVAC, electrical, plumbing, life safety, elevators, appliances, and related infrastructure.

The Skilled Trades Manager ensures facilities operate safely, efficiently, and in compliance with all applicable regulations while supporting exceptional guest and Team Member experiences. This position provides leadership to Skilled Trades personnel, manages contractor relationships, supports departmental budgeting, oversees facility improvement projects, and serves as the primary subject matter expert for building systems operations.

Essential Duties and Responsibilities
Leadership and Staff Development
  • Has authority to hire, terminate, promote, demote, transfer, provide training opportunities, recommend merit increases, evaluate performance, create and adjust performance standards, create and/or delegate staff scheduling, invoke disciplinary action and demonstrate the fair and equitable treatment of all Team Members.
  • Develop staffing schedules and ensure appropriate coverage for all operational needs.
  • Foster a culture of accountability, teamwork, safety, and guest service excellence.
  • Maintain effective communication with Team Members across all shifts.
  • Serve as a role model by demonstrating professionalism, integrity, and leadership.
Facilities and Building Systems Management
  • Oversee the daily operation, maintenance, repair, and troubleshooting of all building systems.
  • Ensure optimal operation of HVAC, electrical, plumbing, life-safety, elevator, appliance, and related systems.
  • Establish and manage preventive and predictive maintenance programs.
  • Conduct routine inspections and assessments of facilities, infrastructure, and equipment.
  • Prioritize maintenance requests and allocate resources appropriately.
  • Maintain work order systems and ensure timely completion of assigned tasks.
  • Maintain records and documentation related to inspections, repairs, and maintenance activities.
  • Maintain a flexible schedule including evenings, weekends, holidays, and emergency response as needed.
Project and Contractor Management
  • Coordinate facility renovations, repairs, construction projects, and equipment replacements.
  • Manage contractor and vendor relationships, including performance monitoring and service delivery.
  • Review blueprints, specifications, and project plans.
  • Develop project scopes, timelines, and cost estimates.
  • Ensure projects are completed on time, within budget, and according to quality standards.
Financial and Administrative Management
  • Assist in the development and administration of departmental operating and capital budgets.
  • Monitor expenditures and recommend cost-effective solutions.
  • Assist in long-range planning for facility maintenance and equipment replacement.
  • Support annual capital planning initiatives and facility improvement projects.
  • Manage gaming-related contracts and service agreements in collaboration with the General Manager and Director of Finance
Safety and Regulatory Compliance
  • Ensure compliance with OSHA, gaming regulations, tribal regulations, environmental requirements, and company policies.
  • Maintain emergency response procedures and critical building systems.
  • Promote a safe work environment through training, inspections, and corrective actions.
  • Ensure all maintenance activities comply with applicable safety standards and codes.
Guest Service
  • Respond promptly and professionally to guest and Team Member concerns.
  • Ensure facility-related issues are resolved in a timely and customer-focused manner.
  • Support casino, hotel, and special event operations through effective facility management.
Additional Responsibilities
  • Attend required meetings and training sessions.
  • Maintain confidentiality of company information.
  • Travel between properties as necessary.
  • Perform other duties as assigned.

Minimum Qualifications:
Education and Experience
Required:
  • Associate Degree in Facilities Management, Engineering Technology, Construction Management, Building Systems, or closely related field and six (6) years of related experience; OR High School Diploma or GED and eight (8) years of progressively responsible facilities maintenance experience.
  • Minimum two (2) years of supervisory or leadership experience.

Knowledge, Skills, and Abilities
  • Advanced knowledge of HVAC, electrical, plumbing, mechanical, and life-safety systems.
  • Ability to read and interpret blueprints, specifications, and technical drawings.
  • Strong troubleshooting and diagnostic skills.
  • Experience with preventive maintenance programs and maintenance management systems.
  • Ability to estimate project costs and assist with budget management.
  • Strong organizational, communication, and leadership skills.
  • Proficiency with Microsoft Office and related software systems.
  • Ability to maintain availability for on-call duties and promptly respond to emergencies, critical incidents, and operational disruptions, exercising sound judgment and effective problem-solving to ensure continuity of operations.
Licenses and Certifications
  • Must be able to obtain a gaming license in accordance with the regulations established by the LTBB Gaming Regulatory Commission and be able to serve in the position under any other applicable law.
  • Valid Michigan Driver's License.
  • Trade certifications or facility maintenance credentials preferred.
