Job description

Role: Site Acquisition Analyst, Data Center

Compensation: Up to 180,000 salary + Equity and Bonus, commensurate with experience

Location: New York City, on-site

Company Description:

Our client is a publicly traded developer and operator of large-scale data centers, delivering critical power and compute infrastructure to some of the world's leading technology companies. With a rapidly expanding development pipeline and long-term agreements with investment-grade tenants, the company is scaling aggressively to meet surging demand for AI and high-performance computing capacity. Backed by a strong balance sheet and a track record of executing complex infrastructure projects, this is a company positioned at the forefront of one of the fastest-growing sectors in technology infrastructure.

Position Description:

The Site Acquisition Analyst, Data Center supports the front end of Our Client's site acquisition process - land and parcel diligence, entitlements, and technical and environmental feasibility. The role maintains front-end pipeline visibility and supports site selection and acquisition decisions.

Responsibilities:

  • Support parcel diligence and option / lease-to-own evaluation.
  • Coordinate technical and environmental studies as part of site feasibility.
  • Support front-end origination alongside Business Development and Legal, providing operational context for due diligence and feasibility.
  • Track entitlements and permitting across the portfolio and pipeline.
  • Monitor diligence timelines and flag risks to critical-path items (studies, approvals, permits).
  • Maintain organized diligence records, checklists, and per-site data repositories.
  • Flag power and interconnection considerations and communicate action items to responsible teams.
  • Package diligence findings into a site summary for review and origination decisions.
  • Support handoff from origination into development as a site advances.

Qualifications:

Required:

  • 2-4 years in real estate development, infrastructure, energy, or transactional diligence.
  • Hands-on diligence experience — title, survey, zoning, environmental, or entitlement review.
  • Comfort coordinating third-party studies and consultants for the land and entitlement processes and technical and environmental studies.
  • Able to track timelines across multiple sites and flag critical-path risks proactively.
  • Clear written communication — can package diligence findings into a concise site summary for decision-makers.

Preferred:

  • Experience across a multi-site portfolio or pipeline, rather than a single-asset.
  • Owns: Front-end diligence execution and feasibility coordination — parcel and site diligence, technical and environmental studies, entitlements and permitting tracking, diligence records and per-site repositories, and the site-summary packaging that moves a site toward development-readiness.
  • Partners with: Business Development, Legal and land consultants.
  • Does not own: Deal negotiations, financial models or underwriting, power and interconnection (flags and routes, does not own).

Education & Certifications:

  • Bachelor's degree in a relevant field
  • 401K
  • Medical / Dental / Vision
