Position Summary:

The Service Technician II plays a critical role in providing an outstanding customer experience while maintaining cost and expense controls. Working on the Property Management team, this role involves inspecting, troubleshooting, and repairing various systems and components in our single-family homes. Additional maintenance and repairs may be required as needed.

Essential Functions:

1. Assess situations quickly and determine appropriate steps to resolve service requests, providing excellent customer service and representing Progress Residential positively.
2. Perform scheduled and emergency preventative maintenance, inspections, and service requests, including replacement and modification of equipment or systems such as electrical, plumbing, appliances, irrigation systems, and more.
3. Diagnose and troubleshoot basic HVAC issues, including thermostats, batteries, and filters.
4. Report major repairs or replacements before expenditure of funds.
5. Ensure property safety and address unsafe conditions immediately.
6. Conduct all business in accordance with company policies and regulations, including safety standards.
7. Complete service requests professionally and promptly.
8. Maintain regular attendance and punctuality.
9. Follow fleet vehicle maintenance schedules and keep workspaces organized and clean.
10. Adhere to all safety policies, as this role is considered safety-sensitive.

Qualifications:

1. High school diploma or equivalent required.
2. HVAC certification from a technical college or trade program is preferred.
3. Valid driver’s license in the state of employment.
4. At least 3 years of general maintenance experience.
5. Own tools required for residential service work.
6. EPA certification required.
7. Experience repairing residential appliances and installing appliances is preferred.
8. Availability for on-call, weekends, and evenings as needed.
9. Experience in the rental industry is a plus.
10. Strong organizational, communication, and interpersonal skills.
11. Physical ability to sit, stand, climb stairs, and lift up to 50 pounds regularly.
12. Knowledge of relevant laws and regulations, including EPA and OSHA standards.
13. Proficiency with Microsoft Office and handheld devices like smartphones or iPads.
14. Honest, ethical, and discreet handling of confidential information.
