Job summary

Morgan Properties is seeking a Maintenance Technician to join an energized team on the Fox Run community. You will troubleshoot, repair, and service HVAC, electrical, plumbing, and carpentry issues, and support apartment turnovers while delivering exceptional resident service.

Requirements include 2+ years of maintenance experience and EPA certification; HVAC certification is preferred. The role requires a valid license, reliable transportation, and a commitment to safety and teamwork.

Qualifications

• Minimum 2 years of maintenance experience, preferably in apartment, residential, or commercial maintenance.
• EPA Certification required; HVAC certification strongly preferred.
• Working knowledge of HVAC, plumbing, electrical, appliance repair, and general carpentry.

Responsibilities

• Troubleshoot and repair HVAC systems, appliances, plumbing, electrical, and carpentry-related maintenance issues.
• Diagnose and service split-system heat pumps and other residential mechanical systems.
• Complete maintenance service requests efficiently while providing exceptional customer service.
• Perform apartment turns and help prepare homes for new residents.
• Maintain the appearance and safety of the community in accordance with company standards.
• Communicate professionally with residents and onsite team members regarding repairs and work order updates.
• Participate in the rotating on-call schedule supporting Fox Run.

As a Maintenance Technician at Morgan Properties, you will:

• Troubleshoot and repair HVAC systems, appliances, plumbing, electrical, and carpentry-related maintenance issues
• Diagnose and service split-system heat pumps and other residential mechanical systems
• Complete maintenance service requests efficiently while providing exceptional customer service
• Perform apartment turns and help prepare homes for new residents
• Maintain the appearance and safety of the community in accordance with company standards
• Communicate professionally with residents and onsite team members regarding repairs and work order updates
• Participate in the rotating on-call schedule supporting Fox Run

Compensation & Incentives:

• Base Pay: $21.00 - $24.00 per hour
• Up to 50% Rent Discount
• Property Staff Shared Renewal Commissions
• Morgan Essentials: $300 quarterly
• On-Call Appreciation: $15/day for holding the on-call phone

What We'll Expect From You:

• Minimum 2 years of maintenance experience, preferably in apartment, residential, or commercial maintenance
• EPA Certification required; HVAC certification strongly preferred
• Working knowledge of HVAC, plumbing, electrical, appliance repair, and general carpentry
• Active, valid driver's license and reliable personal transportation
• Ability to live within a 30-minute commute of the community
• Strong customer service skills and the ability to work independently while contributing to a team environment
