Morgan Properties is seeking a Maintenance Technician for a 308-unit community in Alexandria, VA. You will troubleshoot HVAC, appliances, carpentry, electrical and plumbing, perform routine upkeep, and respond to service tickets while delivering excellent resident service.

The role offers weekday hours, on-call duties, and benefits including health, dental, and vision coverage, plus a 401(k) with company match and paid time off.

Qualifications

• HVAC troubleshooting, appliance, carpentry, electrical and plumbing basics.
• Clear communication with residents and staff is essential.
• One year of related maintenance experience or equivalent training.
• EPA/CFC certification preferred for HVAC work.

Responsibilities

• Troubleshoot service issues including HVAC, appliances, carpentry, electrical and plumbing.
• Maintain interior and exterior areas to company standards and legal requirements.
• Respond promptly to maintenance service tickets and keep residents informed.
• Communicate clearly with residents and office staff regarding repairs and updates.

As a Maintenance Technician at Morgan Properties, you will:

• Be responsible fortrouble-shooting service issues including, but not limited to, HVAC, general appliance, carpentry, electrical and plumbing.
• Maintain interior and exterior areas in accordance with company standards, compliance requirements, and applicable laws
• Respond promptly and efficiently to maintenance service tickets
• Communicate clearly and professionally with residents and office staff regarding repairs and updates

Compensation & Incentives

• Base Pay: $23.00 – $25.00 per hour
• Up to 50% Rent Discount
• Property Staff Shared Renewal Commissions
• Morgan Essentials: $300 quarterly
• On-Call Appreciation: $15/day for holding the on-call phone
• Medical, Dental, and Vision Benefits
• 401(k) Retirement Plan with Company Match
• Generous Paid Time Off, including 10 holidays per year and sick leave

Hours & Schedule

• Monday – Friday: 8:00 AM – 5:00 PM
• Paid rotating on-call participation required
• Must be available and prepared for emergency events
• *Schedule subject to change based on business needs

What We’ll Expect From You

• Active, valid driver’s license and a personal vehicle
• Ability to live within a 30-minute commute of the property
• HVAC / EPA / CFC certification preferred
• One year of related experience or an equivalent combination of education and experience
