Job summary

Morgan Properties is seeking a Maintenance Service Technician to support our Fox Run and Huntley Glen communities in Bear, Delaware. Join a hands-on maintenance team focused on quality workmanship, resident satisfaction, and reliable service.

Requirements include a minimum of 2 years in maintenance, EPA certification (HVAC certification preferred), and knowledge of HVAC, plumbing, electrical, appliance repair, and carpentry.

Qualifications

• Minimum 2 years of maintenance experience, preferably in apartment, residential, or commercial settings.
• EPA Certification is required; HVAC certification strongly preferred.
• Working knowledge of HVAC, plumbing, electrical, appliance repair, and carpentry.
• Active, valid driver's license and reliable personal transportation.
• Ability to live within a 30-minute commute of the community.
• Strong customer service skills and ability to work independently while contributing to a team.

Responsibilities

• Troubleshoot and repair HVAC systems, appliances, plumbing, electrical, and carpentry‑related issues.
• Diagnose and service split‑system heat pumps and other residential systems.
• Complete maintenance service requests efficiently with great resident service.
• Perform apartment turns and prepare homes for new residents.
• Maintain community appearance and safety per company standards.
• Communicate professionally with residents and onsite team regarding repairs and updates.
• Participate in rotating on‑call schedule for Fox Run.

As a Maintenance Technician At Morgan Properties, You Will

• Troubleshoot and repair HVAC systems, appliances, plumbing, electrical, and carpentry‑related maintenance issues
• Diagnose and service split‑system heat pumps and other residential mechanical systems
• Complete maintenance service requests efficiently while providing exceptional customer service
• Perform apartment turns and help prepare homes for new residents
• Maintain the appearance and safety of the community in accordance with company standards
• Communicate professionally with residents and onsite team members regarding repairs and work order updates
• Participate in the rotating on‑call schedule supporting Fox Run

Compensation & Incentives

• Base Pay: $20.00 – $24.00 per hour
• Up to 50% Rent Discount
• Property Staff Shared Renewal Commissions
• Morgan Essentials: $300 quarterly
• On-Call Appreciation: $15/day for holding the on‑call phone

Hours & Schedule

• Monday – Friday: 8:00 AM – 4:30 PM
• Rotating paid on‑call participation required
• Must be available to respond to after‑hours emergency maintenance needs
• Schedule subject to change based on business needs

What We’ll Expect From You

• Minimum 2 years of maintenance experience, preferably in apartment, residential, or commercial maintenance
• EPA Certification required; HVAC certification strongly preferred
• Working knowledge of HVAC, plumbing, electrical, appliance repair, and general carpentry
• Active, valid driver's license and reliable personal transportation
