Job summary

Morgan Properties is seeking a Maintenance Service Technician for our Central Park community in Columbus, OH. You will troubleshoot and repair HVAC, plumbing, electrical, and carpentry issues while delivering excellent service to residents.

This hands-on role requires at least 2 years of maintenance experience; EPA certification is required and HVAC certification is preferred. You’ll work a regular schedule with on-call rotation and benefit from Morgan Properties’ competitive compensation and

Qualifications

• Minimum 2 years of maintenance experience in residential or commercial settings.
• EPA Certification required; HVAC certification strongly preferred.
• Knowledge of HVAC, plumbing, electrical, appliance repair, and carpentry.
• Active, valid driver’s license and ability to commute within 30 minutes of the community.

Responsibilities

• Troubleshoot and repair HVAC systems, appliances, plumbing, electrical, and carpentry issues.
• Complete maintenance service requests and provide exceptional customer service.
• Perform apartment turns and prepare homes for new residents.
• Maintain the appearance and safety of the community per company standards.
• Communicate professionally with residents and onsite team regarding repairs and work orders.
• Participate in rotating on-call schedule.

As a Maintenance Technician At Morgan Properties, You Will

• Troubleshoot and repair HVAC systems, appliances, plumbing, electrical, and carpentry-related maintenance issues
• Complete maintenance service requests efficiently while providing exceptional customer service
• Perform apartment turns and help prepare homes for new residents
• Maintain the appearance and safety of the community in accordance with company standards
• Communicate professionally with residents and onsite team members regarding repairs and work order updates
• Participate in the rotating on-call schedule supporting Fox Run

Compensation & Incentives

• Base Pay: $22.00 – $25.00 per hour
• Up to 50% Rent Discount
• Property Staff Shared Renewal Commissions
• Morgan Essentials: $300 quarterly
• On-Call Appreciation: $15/day for holding the on-call phone

Hours & Schedule

• Monday - Friday: 8:00 AM - 5:00 PM
• Rotating paid on-call participation required
• Must be available to respond to after-hours emergency maintenance needs
• Schedule subject to change based on business needs

What We'll Expect From You

• Minimum 2 years of maintenance experience, preferably in apartment, residential, or commercial maintenance
• EPA Certification required; HVAC certification strongly preferred
• Working knowledge of HVAC, plumbing, electrical, appliance repair, and general carpentry
• Active, valid driver's license and reliable personal transportation
• Ability to live within a 30-minute commute of the community
• Strong customer service skills and the ability to work independently while contributing to a team environment
