Job summary

Wan Bridge Group LLC is seeking a Service Technician II to perform maintenance and repair tasks on residential properties, ensuring they meet quality standards and resident expectations.

Responsibilities include responding to service requests, troubleshooting issues, and coordinating with vendors to complete turn work orders, while maintaining comprehensive records and delivering strong customer service to residents.

Qualifications

  • High School Diploma or equivalent required.
  • 2 years of experience in residential construction and remodeling in multiple trades.
  • Must have a valid driver’s license, valid insurance, and reliable transportation.
  • Experience with HVAC, basic electrical, and basic plumbing.
  • Knowledge of codes, municipal by-laws, inspection, estimating and planning.
  • Proficiency with Microsoft Office and handheld devices (iPad, etc.).
  • Type II or III Universal EPA certification required.
  • Experience with Lennox HVAC Systems.
  • MPO Certification preferred but not necessary.

Responsibilities

  • Perform maintenance and repair tasks on TBD properties to maintain high quality standards.
  • Respond to service requests, troubleshoot issues, and perform repairs.
  • Notify Service Coordinators if repairs cannot be completed or parts are needed.
  • Complete pre-move out inspections and move-in orientations.
  • Ensure homes are market-ready within budget and timeframes.
  • Direct contact with trades/vendors to assign turn work orders.
  • Maintain accurate records of maintenance activities, materials, and hours.
  • Provide detailed reporting on completed tasks and outstanding issues.
  • Interact with residents professionally and uphold high customer service levels.
  • Monitor and request supplies, tools, and equipment as needed.

Job Summary

The Service Technician II is responsible for performing maintenance and repair tasks on TBD properties, ensuring they are in excellent condition and meet the highest quality standards. The technician will respond to service requests, troubleshoot issues, and perform necessary repairs to maintain resident satisfaction and uphold the company's reputation for excellent service.

Duties – Responsibilities
  1. Preventative Maintenance:
    1. Conduct scheduled quarterly and seasonal preventative maintenance.
  1. HVAC system check and filter replacement - Quarterly.
  2. Change out smoke detector batteries – Quarterly.
  3. Irrigation settings – Seasonal
  1. Repairs and Troubleshooting:
    1. Respond promptly and per work order turn requirements to service requests from residents and address reported issues efficiently,
    2. Diagnose and repair minor and major maintenance issues.
    3. The technician will notify the Service Coordinators immediately if they cannot make the repair or need material to do so.
  1. Make Readies:
    1. Complete necessary scheduled Pre-move out inspection & move out inspections.
    2. Complete necessary scheduled move in orientations.
    3. Ensure homes are ready for the market by meeting TBD quality expectations, within the budget and allowed time.
    4. Direct contact with trade/vendor to assign turn work orders.
  1. Documentation and Reporting:
    1. Maintain accurate records of all the maintenance and repair activities, including work orders, materials used, and hours worked.
    2. Provide detailed reporting to the Service Coordinators on completed tasks and outstanding issues.
  1. Resident Communication:
    1. Interact with residents in a professional and courteous manner, addressing their concerns and ensuring their satisfaction with the service provided.
    2. Providing a high level of customer service, seeking proactive ways to support our residents and onsite team members.
  2. Inventory management:
    1. Monitor and request necessary supplies, tools, and equipment for maintenance and repair tasks.
    2. Ensure that the inventory is well maintained and organized.

  • Type II or III Universal E.P.A. certification required.
  • Experience working with Lennox HVAC Systems
  • MPO Certification preferred but not necessary.
Essential Functions
  • Typical work schedule, Monday through Friday, and after hours as requested.
  • Ability to access, input, and retrieve information from a computer and/or electronic device.
  • Ability to sit or stand for long periods of time.
  • Ability to move around work environment including stairs and construction sites.
  • Lift or move items up to 50 pounds.
