Job summary

Qualifications

Responsibilities

• Perform maintenance and repair work for apartments, buildings, and grounds.
• Respond to service requests within one business day.
• Complete turnkey work in vacants, including repairs and paint.
• Ensure maintenance shop is neat, organized, and stocked.
• Be on-call for 24-hour emergency maintenance services.
• Provide technical guidance to the maintenance team on mechanical and architectural systems.
• Perform preventive maintenance on HVAC, exteriors, and recreational equipment.
• Maintain and repair swimming pool equipment.
• Paint interior/exterior surfaces including parking lot striping.

This position is designated as a "Safety Sensitive Position," requiring full and unimpaired skills and judgment to safely execute job duties.

Key Responsibilities:

• Perform all maintenance and repair work, both major and routine, for apartments, supportive buildings, common areas, irrigation systems, and grounds.
• Respond to service requests within one business day.
• Complete turnkey work in vacant apartments, including repairs, paint, and lock/key rotation.
• Ensure the maintenance shop is neat, organized, and well-stocked.
• Be on-call for 24-hour emergency maintenance services.
• Follow the Fair Housing Act at all times.
• Provide technical guidance to the maintenance team, overseeing repairs of mechanical and architectural systems.
• Perform preventive maintenance on HVAC systems, building exteriors, and recreational equipment.
• Maintain and repair swimming pool equipment.
• Paint interior and exterior surfaces, including parking lot striping and curbs.

Qualifications:

• HVAC or EPA certification is preferred.
• pool operation and maintenance is a plus.
• 3+ years of related work experience is preferred.
• Knowledge of electrical and mechanical aspects of appliance repair, HVAC troubleshooting, and basic skills in electricity, refrigeration, plumbing, carpentry, and irrigation systems.
• Availability to work in an on-call capacity for 24-hour maintenance services.

Physical Demands:

• Must be able to lift objects up to 75 lbs.
• Ability to bend, stoop, twist, and reach overhead for extended periods.
• Capable of bending forward when picking up objects from the ground.
