Job summary

Westminster Management is seeking a Senior Property Maintenance Manager for Livana Fair Lawn, a new 55+ living development. You will lead a maintenance team, oversee HVAC, electrical, plumbing, and life-safety systems, and partner with residents and management to keep the property in top condition.

This role requires 3+ years in multifamily property management (or 5+ years in property management), leadership experience, and proficiency with Yardi and MS Office.

Qualifications

• 3+ years in multifamily property management or 5+ years in property management.
• In-depth knowledge of maintenance practices, safety protocols, and fair housing regulations.
• Leadership experience with track record of managing teams and fostering strong working relationships.
• Experience with property management software (Yardi) and MS Office.

Responsibilities

• Lead and supervise a dynamic maintenance team to deliver top-notch service.
• Oversee all community maintenance work, including service requests and preventive, and emergency repairs.
• Maintain effective maintenance programs to protect and maintain the property.
• Keep an inventory of equipment, tools, and supplies.
• Serve as a role model for maintenance staff and uphold policies and safety procedures.
• Communicate effectively with staff, residents, and property management leadership to ensure the community is well-maintained.
• Create maintenance reports, inventory updates, and team evaluations.
• Train, mentor, and inspire maintenance staff to reach new heights.

As a Senior Property Maintenance Manager, you'll oversee everything from daily maintenance tasks and building inspections to training and mentoring our team. You'll be key in keeping our property in top shape, building strong relationships with residents, and ensuring everything runs smoothly – rain or shine!

• Oversee the operation, maintenance, and troubleshooting of complexHVAC systems, including boilers, air handlers, PTACs, chilled water loops, specialized HVAC zones, and multi-chilled water risers
• Manageelectrical systems, including switchgear, UPS systems, backup generators, and distribution panels
• Superviseplumbing and domestic water systems, including pumps and water treatment systems
• Ensure compliance, reliability, and readiness ofFire/Life Safety systems, including sprinklers, fire alarms, smoke control systems, and fire command centers
• Monitor and optimizeBuilding Automation Systems (BAS)and energy management controls
• Overseevertical transportation systems (elevators), coordinating inspections, preventive maintenance, repairs, and vendor performance

• Inspire Growth:Train, mentor, and inspire your maintenance staff to reach new heights.

What You'll Bring to the Team:

• Experience That Shines:3+ years of experience in multifamily property management or 5+ years in property management.

• Flexibility:Ability to work on-call and extended hours (including weekends and holidays).
• Hight Standards:A hands-on approach and a commitment to maintaining high standards of work and safety.
• Physical ReadinessComfortable with tasks that involve bending, kneeling, and working in confined spaces. Ability to climb ladders (up to 30 feet) and walk multiple flights of stairs daily. Flexibility to work indoors and outdoors, in all weather conditions.
• License:A valid Driver's License!
