Job summary

Westminster Management is seeking an Assistant Maintenance Manager at Pier Village on the Jersey Shore. You will oversee daily maintenance tasks, building inspections, and mentor the maintenance team to deliver outstanding service for residents and tenants.

The role requires experience in multifamily property management, strong knowledge of safety and housing regulations, and comfort with on-call, weekend, and holiday hours. A valid driver’s license is essential.

Qualifications

• 2+ years in multifamily property management or 3+ years in property management.
• In-depth knowledge of maintenance practices, safety protocols, and fair housing regulations.
• Proven leadership experience managing teams and fostering strong relationships.
• Experience with property management software (Yardi preferred), purchase order systems, MS Office, and collaboration tools like Teams and Zoom.

As a n Assistant Maintenance Manager, you'll oversee everything from daily maintenance tasks and building inspections to training and mentoring our team. You’ll be key in keeping our property in top shape, building strong relationships with residents, and ensuring everything runs smoothly – rain or shine!

What You'll Do:

• Help L ead with Excellence! Help l ead and supervise a dynamic maintenance team to deliver top-notch service .
• Own Your Own Impact! Help o versee all community maintenance work, including service requests, preventive, and emergency repairs, and more !
• Master Maintenance! Help m ainta in effective maintenance programs to protect and maintain the property.
• Stay Ahead! Keep an inventory of equipment, tools, and supplies. Be a Role Model ! Serv e as a role model for maintenance staff and set the standard for professionalism by following all policies and procedures.
• Safety First! Maintain a safe, sanitary, and comfortable living environment for residents and staff .
• Communicate Clearly ! Communicate effectively with staff, residents, and property management leadership to ensure the community is well-maintained .
• Drive Results: Help c onduct cost-benefit analyses ( i n-house vs. contractor) and manage vendor contracts to optimize service delivery . Help to c reate and monitor the annual maintenance budget.
• Strategize for Success: Help p repare maintenance reports, inventory updates, and team evaluations .
• Inspire Growth: Help t rain, mentor, and inspire your maintenance staff to reach new heights .

What You’ll Bring to the Team:

• Experience That Shines: 2 + years of experience in multifamily property management or 3 + years in property management .
• Knowledge You Can Count On: In-depth knowledge of maintenance practices, safety protocols, and fair housing regulations .
• Leadership Skills: Leadership experience, with a track record of managing teams and fostering strong working relationships .
• Tech Savvy: Experience with property management software-Yardi preferred , p urchase order systems , Microsoft Office, and collaboration tools like Teams and Zoom.
• Flexibility: Ability to work on-call and extended hours (including weekends and holidays) .
• Hight Standards: A hands-on approach and a commitment to maintaining high standards of work and safety .
• Physical Readiness Comfortable with tasks that involve bending, kneeling, and working in confined spaces . Ability to climb ladders (up to 30 feet) and walk multiple flights of stairs daily . Flexibility to work indoors and outdoors, in all weather conditions.
• License: A valid Driver’s License!
