Position Description
Under the direction of the Service Maintenance Manager, the Service Technician II is responsible for promptly responding to all service requests, apartment turnover preparation, and the preservation and maintenance of the property. This role requires building trades skills and the ability to work independently on interior and exterior apartment maintenance and site grounds. The Service Technician II plays a vital role in property maintenance through excellent customer service and positive relationships with team members.
Responsibilities
- Diagnose and perform repairs for appliances, carpentry, hardware accessories, masonry, painting, electrical, plumbing, and HVAC systems.
- Respond to service requests and emergencies promptly and professionally, as directed by the Community or Service Manager.
- Oversee vendor preventive maintenance for building systems and equipment.
- Prepare and repair vacant apartments for new residents.
- Maintain grounds and common areas, including cleaning, trash management, landscaping, and snow removal.
- Prepare for REAC/HQS inspections and audits.
- Maintain the maintenance shop and inventory, following safety protocols and PPE usage.
- Participate in weekend, on-call, and emergency service duties.
- Assist Maintenance Supervisor with technical guidance to Tech I.
Knowledge, Skills, and Abilities
- Proficiency in reading, writing, understanding, and communicating in English; bilingual skills are a plus.
- Basic computer and handheld device skills.
- Knowledge of Federal Fair Housing Laws is a plus.
- Familiarity with hand and power tools, cleaning supplies, and PPE.
- Valid driver’s license and reliable transportation.
- Strong attention to detail, organization, time management, and problem-solving skills.
- Excellent customer service skills, including managing difficult situations.
Physical Demands & Work Environment
- Occasional ladder use for lighting and ceiling fan maintenance.
- Frequent movement of equipment up to 50 pounds.
- Work outdoors in various weather conditions.
Education & Experience
- High school diploma or equivalent; trade school or 3 years of property management or hospitality experience preferred.
- At least 3 years of hands-on repair experience in two or more building trades.
- REAC/HQS experience is preferred.
- Industry certifications (NAHMS, CAMT, OSHA, HVAC, etc.) are a plus.
