Qualifications

Position Description

Under the direction of the Service Maintenance Manager, the Service Technician II is responsible for promptly responding to all service requests, apartment turnover preparation, and the preservation and maintenance of the property. This role requires building trades skills and the ability to work independently on interior, exterior, and grounds maintenance tasks. The Service Technician II plays a vital role in property maintenance through excellent customer service and positive team relationships.

Responsibilities
  1. Diagnose and perform repairs for appliances, carpentry, hardware accessories, masonry, painting, electrical, plumbing, and HVAC.
  2. Respond to all service requests and on-call emergencies promptly and professionally, as directed by the Community Manager or Service Manager.
  3. Complete or monitor vendor preventive maintenance tasks for building systems, equipment, and components.
  4. Prepare and repair vacant apartments for new resident move-ins.
  5. Maintain grounds and common spaces, including cleaning, trash management, landscaping, and snow removal.
  6. Prepare for REAC/HQS inspections and audits.
  7. Maintain the maintenance shop and inventory according to company standards, practicing safety protocols including PPE usage.
  8. Be available for weekend work, on-call rotation, and emergency service duties.
  9. Assist Maintenance Supervisor in providing technical guidance to Maintenance Tech I.
Knowledge, Skills, and Abilities
  1. Ability to read, write, understand, and communicate in English; bilingual skills are a plus.
  2. Basic computer and handheld device skills.
  3. Knowledge of Federal Fair Housing Laws & Guidelines is a plus.
  4. Proficiency with hand and power tools, cleaning supplies, and PPE.
  5. Valid driver’s license and reliable transportation.
  6. Strong attention to detail, organization, time-management, and problem-solving skills.
  7. Excellent customer service skills, including managing difficult situations.
Physical Demands & Work Environment
  1. Occasionally ascend/descend ladders for servicing lights and fans.
  2. Frequently move equipment weighing up to 50 pounds across sites.
  3. Regularly work outdoors in various weather conditions.
Education & Experience
  1. High School diploma or equivalent; trade school or 3 years of progressive responsibility in property management or hospitality preferred.
  2. Minimum of 3 years of hands-on repair experience in two or more building trades.
  3. REAC/HQS experience is preferred.
  4. Industry certifications (NAHMS, CAMT, OSHA, HVAC, etc.) are preferred.
