Job summary

Allied Orion Group is seeking a maintenance technician to prepare vacant apartment homes for move-ins and ensure standards are met. The role includes repairs, painting, and coordinating with the Community Manager. Strong English reading/writing, tool skills, and safety knowledge are essential.

This on-site position involves interaction with vendors and clients, with responsibilities spanning plumbing, carpentry, electrical work, and OSHA/Fair Housing compliance as needed.

Qualifications

• High school diploma or equivalent preferred.
• Certifications as required by State and Local Jurisdictions.
• Must be skilled in safe use and maintenance of hand and power tools.
• Ability to diagnose mechanical, electrical or other malfunctions and repair them.

Responsibilities

• Prepare vacant apartment homes for move-in according to make-ready standards.
• Review the make-ready board and coordinate actions with Community Manager or Maintenance Manager.
• Make repairs and replacements to ensure units are ready for occupancy.
• Apply touch-up and full paints to interiors and exteriors as needed.
• Clean out trash and inspect units, scheduling follow-up work as required.
• Interact with vendors, contractors, clients and all levels of employees; maintain excellent interpersonal relations.

JOB SUMMARYResponsibilities include preparation of vacant apartment homes for move-ins and ensuring that established standards are met and apartments are timely turned. When needed, will assist with pool maintenance and grounds keeping.REPORTS TO: Community Manager and Lead Maintenance TechnicianSUPERVISES: NoneESSENTIAL FUNCTIONS:Prepare vacant apartment homes for move-in.Review the make-ready board and take direction from the Community Manager and/or Maintenance Manager to determine action to be taken on apartment homes.Make all repairs/replacements necessary for unit to be occupied as outlined on the make-ready checklist.Apply touch-up and full-paints as needed to interior and exterior of apartment homes.Clean out all trash from apartment homes before, during and after make-ready activity.Inspect completed apartment homes and schedules any necessary follow-up work before designating the unit as “Ready”.REQUIRED EDUCATION AND TRAININGDEGREES AND DIPLOMASHigh school diploma or equivalent preferred.TRAINING/CERTIFICATES/ASSOCIATION MEMBERSHIPSCertifications as required by State and Local Jurisdictions.KNOWLEDGE, SPECIFIC AND ABILITIES.Must be skilled in the safe use and maintenance of hand tools, power tools, user moved aids, mechanical equipment and measuring devices.May be required to handle plumbing repairs, tile work, appliance repair, carpentry repairs, electrical repairs and all facets of apartment make ready.Demonstrated ability to diagnose mechanical, electrical or other malfunctions and make repairs or correct problems.Must be able to apply common sense and understanding to carry out instructions and plans.Will interact with vendors, contractors, Clients and all levels of employees. Therefore, must possess excellent interpersonal skills.Must be able to read and write in English in order to read diagrams, meters, instructions, etc.Must have basic knowledge of Fair Housing Laws and OSHA Requirements, EEOC.Must supply own tools.
