Job summary

ERM seeks a Senior Consultant, Lead Title Agent to drive title research for electric transmission and distribution projects in the Richmond, VA or Charlotte, NC area. You will lead title teams, resolve complex ownership questions, and deliver defensible ownership information to support acquisition, permitting, and project development.

The role requires extensive knowledge of chain-of-title analysis, recorded instruments, and interaction with county offices, title companies, and attorneys.

Qualifications

• High School Diploma or equivalent required, or equivalent experience.
• 3–4 years of experience conducting title searches, abstracts, examinations, or related title services.
• Experience leading title teams, supervising personnel, and reviewing work products.
• Extensive knowledge of chain-of-title analysis, ownership determination, and recording practices.
• Advanced experience resolving complex title issues including heirship, probate, and multi-generational ownership chains.
• Strong knowledge of real estate records, tax records, and legal descriptions.
• Ability to read and summarize deeds, mortgages, liens, easements, and other instruments.
• Proven QA/QC, title review protocols, and continuous improvement processes.

Responsibilities

• Conduct title searches for residential, utility, infrastructure, and right-of-way projects.
• Research and document chain of title, current ownership, vesting, and tax information.
• Review legal descriptions, parcel numbers, and recorded documents to confirm boundaries.
• Prepare title search reports and ownership summaries for stakeholders.
• Identify title risks, gaps, encumbrances, and mitigation strategies.
• Coordinate with county offices, title companies, attorneys, and project teams.
• Maintain organized records and QA/QC documentation for deliverables.
• Lead, mentor, and supervise Title Agents and Title Specialists.
• Perform QA/QC reviews of title packages prior to client delivery.
• Develop title execution plans and project-specific workflows.
• Track production metrics and report progress to leadership.
• Ensure compliance with procedures and industry best practices.
