Job summary

ERM is hiring Title Agents in Richmond, VA/Raleigh and Charlotte, NC to support electric transmission and distribution project efforts. This full-time, 12-month role conducts public records research, reviews title documents, analyzes ownership and encumbrance information, and prepares clear, defensible title summaries to support acquisition, permitting, engineering, valuation, and project decisions.

Qualifications

Bachelor’s degree preferred; high school diploma required.
Minimum of 2 years real estate title search or due diligence experience.
Ability to read and summarize deeds, mortgages, liens, and other recorded instruments.
Strong attention to detail and ability to manage multiple parcels and deadlines.

Responsibilities

Conduct title searches for various property types using public records and GIS tools.
Review and document chain of title, ownership history, and encumbrances.
Interpret legal descriptions, parcel IDs, tax maps, and plats to confirm boundaries.
Prepare title search reports and ownership summaries for stakeholders.
Identify title issues and risks affecting acquisitions, permitting, or development.
Coordinate with offices, clerks, title companies, and internal teams for records.
Maintain organized records of research activities and sources.
Support special assignments such as historical title research and due diligence.
