Job summary

AvalonBay Communities, Inc. is seeking a Superintendent II in Durham, NC to lead major phases of multifamily and mixed-use construction projects. You will manage schedules, safety, and quality while coordinating trades and field teams.

This role requires independent leadership, strong knowledge of codes, inspections, and risk mitigation. You’ll partner with project leaders, mentor junior staff, and help deliver high-quality communities on time and within budget.

Qualifications

• Experience leading phases of multifamily, mixed-use, or large-scale residential construction.
• Ability to independently manage multiple trades and scopes of work.
• Strong understanding of building codes, safety requirements, and scheduling.
• Experience coordinating inspections with municipal agencies and consultants.
• Ability to read construction drawings and project schedules.
• Strong communication, problem-solving, and organizational skills.

Responsibilities

• Lead and coordinate assigned phases of multifamily and mixed-use projects.
• Manage multiple trades while maintaining schedule, quality, and safety.
• Monitor subcontractor performance and productivity.
• Review project schedules with Project Managers to identify risks and recovery opportunities.
• Develop short-term look-ahead schedules to keep work progressing efficiently.
• Coordinate inspections and ensure code compliance for turnovers.
• Identify jobsite issues and implement risk-reducing solutions.
• Participate in project meetings and safety reviews.
• Foster a strong safety culture and uphold company standards.
• Mentor junior field personnel including Superintendent I.
