Vivmark Residential is seeking an experienced Project Superintendent in Durham, NC to lead field execution of multifamily and mixed-use projects. You will ensure safety, schedule adherence, budget control, and top-quality workmanship from mobilization to turnover.

The role requires strong leadership, the ability to coordinate diverse teams, and a proven track record managing large project teams and subcontractors in fast-paced environments.

Qualifications

• Significant experience overseeing ground-up multifamily and large-scale projects.
• Strong understanding of scheduling, budgeting, quality control, and safety practices.
• Proven ability to lead multiple stakeholders and maintain project momentum.
• Excellent problem-solving and leadership skills.
• Experience managing large project teams and subcontractor relationships.
• Ability to interpret construction drawings, specifications, contracts, and schedules.
• Proficiency with construction management software and related tools.

Responsibilities

• Lead all onsite construction activities from site mobilization through project completion.
• Partner with Project Manager to develop schedules, coordinate preconstruction activities, manage jobsite setup, and execute project plans.
• Drive project performance related to safety, quality, schedule, and budget.
• Provide leadership and direction to subcontractors, vendors, and field personnel.
• Identify and resolve project challenges, including delays, quality concerns, and risks.
• Ensure compliance with safety standards and regulatory requirements.
• Act as Quality Control Manager with focus on workmanship and execution.
• Monitor subcontractor performance and accountability.
• Coordinate inspections, testing, and turnover activities for successful delivery.
• Build and maintain relationships with owners, architects, consultants, and municipal partners.
