Job summary

Greentree Legal is seeking a seasoned Skip Tracing & Due Diligence Specialist to support nationwide litigation support and process serving operations. This role is designed for an experienced investigative researcher with demonstrated expertise in advanced skip tracing, heir and decedent research, and the retrieval of death certificates and other vital records.

The successful candidate will conduct complex investigative research to locate defendants and other parties, identify and locate heirs

Qualifications

• Demonstrated professional experience performing skip tracing, investigative research, due diligence, public records research, or similar investigative work.
• Proven ability to perform advanced research beyond a single database or automated search.
• Experience researching deceased individuals, heirs, relatives, or successors in interest.
• Experience navigating public records, court systems, probate resources, vital-record resources, and professional investigative databases.
• Strong analytical and investigative skills with the ability to connect information from multiple sources and identify gaps.

Responsibilities

• Conduct comprehensive and advanced skip tracing to locate defendants, borrowers, heirs, successors in interest, interested parties, and other individuals.
• Perform detailed heir and family-lineage research to identify potential heirs and relatives.
• Research deceased individuals using probate records, obituaries, court records, property records, and related sources.
• Obtain death certificates and other vital records from state, county, municipal sources following jurisdiction rules.
• Determine procedures, agencies, fees, and authorization requirements across jurisdictions for obtaining records.
• Complete due diligence assignments and provide clear documentation supporting research and conclusions.
• Cross-reference information from multiple sources to verify identities, addresses, and relationships.
• Distinguish between individuals with similar names and resolve conflicting information.
